From the Builders of Stonebridge Ranch, The Grove Frisco Is Putting Down Roots

If you drive all the way north up Custer Road, you’ll come upon The Grove Frisco, a new 735-acre master-planned community by Newland. About 120 homes have been sold or are under construction in what Newland, the community developer with more than five decades of experience, calls a modern village. As you turn off Custer Road onto Gartner Road, The Grove Frisco feels different than an ordinary builder community under construction and it’s all about the trees and The Orchard House.

Recently, Newland’s Grove Frisco was named the Best Residential Community of the Year by Dallas Business Journal and The Orchard House was named Best Community Amenity by the Dallas Builders Association. The Orchard House is a modern farmhouse-styled clubhouse with fitness center, two pools, splash pad, and locally-owned Swirl Cafe & Bakery.

The thoughtfully-planned community is designed for the kind of neighborly interaction you find at your local coffee shop and bakery, just like Swirl. The charming décor is warm and welcoming and feels like a place you could put down roots, The Grove Frisco’s Tracy Simmons tells Daltxrealestate.

Roots are a common theme. As you pass the impressive stone walls and travel along boulevards of surprisingly mature trees, you experience a vivid outline of what the Frisco community will be. Newland did this intentionally.

Though a challenge to transplant 60+ large, mature trees from the original landscape, Newland did so with minimal environmental impact and planted hundreds of additional new trees that were several inches of caliper larger than the industry norm, Simmons said. The result is more than 850 trees carefully planned throughout the community’s green spaces, including 20 acres of parks and 4.5 miles of trails in just the first phases.

With homes priced from the high $400,000-to-$1MM, The Grove Frisco has attracted builders such as American Legend Homes, Drees Custom Homes, Highland Homes, and Southgate Homes, who’ve created traditional- and transitional-style homes full of open floor plan space and plentiful windows to bring the outside in. Homes range from 2,199 to 5,500 square feet and include three-, four-, and five-bedroom models.

Founded in 1968, Newland has created dozens of unique master-planned communities throughout the United States and Texas, including 13 communities in Austin, Dallas, and Houston. Well known among them is Stonebridge Ranch in McKinney, built in 2003 and noted for its uniquely identifying appearance as you enter the community. Stonebridge Ranch was the top-selling community in North Texas for six years straight and remains a well-maintained, exclusive community of residential homes.

Location is a key attractor for new residents of The Grove Frisco because it’s located a mile from the highly accessible “Four Corners,” where the cities of Plano, Allen, McKinney, and Frisco meet. The community is zoned for highly-rated Frisco ISD.
