Friday Four Hundred: Fresh to The Market, This Briarwood Cottage is Cute Inside and Out

The Bluffview area is so crazy hot, that it’s almost impossible to find anything under a half million. Of course, you have to jump on a property when it’s in this price range, and we’re lucky that we found a home that just hit the market for our Friday Four Hundred. And it is a cutie, too!

How fresh is this listing? It isn’t even on Vicki Foster’s Keller Williams Elite homepage yet! Thank goodness it caught our eye, though, as I’m sure it will get snatched up so fast she may not even have time to get it on her website.

From the outside, 8507 Briarwood looks like your typical 1950s traditional cottage, with a sloping roof and small, tidy front porch. It has rows of neat windows, and a painted gray exterior. It’s when you walk through the front door that you notice the upgrades, though. It’s on the market for $485,000.

Inside the living room, your eye will be transfixed by the gorgeous hardwood floors and luxurious paneling. Take a gander at the cool accent lighting, too. Now, that’s just at taste of some of the amazing upgrades in this home, which features natural flooring throughout, designer lighting, and a beautiful backyard.

Now, Pam over at Retro Renovation will love that this seller has chosen to keep the original tile in the hall bath, thus preserving one of her beloved pink bathrooms. I think this adds a little charm to the home, whereas most of it has been updated, the hall bath remains a little trip down memory lane.

The kitchen has sparkling white cabinets, granite counters, and a cool stainless steel backsplash — a great feature for anyone who is more Gallagher than Gordon Ramsay in the kitchen. It’s somewhat bland considering the rest of the home, but it’s a cozy spot that works — something that can’t be said for some kitchens in this price range. Now, there is a gorgeous sunroom with a lovely view of the backyard, a fantastic spot to have your breakfast, or perhaps lounge between swims when it gets unbearably hot this summer.

The master bedroom is an addition to the home, and has a sunken entry that might prove troublesome for those who are less than coordinated after a couple of mimosas at Sunday brunch. Still, it’s a fantastic room with huge windows and French doors that look onto the beautiful backyard deck and pool. It’s 16×15, which is enough room for oversized furniture and maybe a fainting couch or armchair, but not much else.

The master bath is a tidy room, but you’ll notice one gaping absence — there’s no tub! I know we’ve talked about this before, of how people are leaving out the tub in the master bath when renovating, but me? I still feel like it is crucial enough for homeowners to reconsider should they have the room to include one. Still, this bath is beautiful, with the custom mirrored vanity, frameless shower, and luxurious tile.

The backyard is truly the attraction in this home, and thanks to a remodeled deck and resurfaced pool, it’s eye-catching and full-featured, and you’ll be wistful for the start of summer, of barbecues and bar carts full of fruity cocktails, chilled wine, and local brews. Yes, I can really imagine that this home will be party central!
