Do you find the lifestyle and allure of historic Fairmount enticing, but demur at the thought of renovations, upgrades, and sometimes quirky floor plans?

The solution to your dilemma may be at 2252 6th Ave., where you can savor the walkability of Fairmount and the nearby, lively Magnolia scene and all of the comforts of the 21st Century. Viewed from a car at a respectful 25 mph speed, you might mistake the 2,270-square-foot two-story for a period, turn-of-the-last-century craftsman, resembling most of its neighbors. The bungalow was in fact 2008 and thoroughly remodeled in 2017.

The house comes with the requisite Fairmount front porch with an upstairs balcony thrown into the bargain. And the façade bears the typical asymmetrical presentation of a vintage Craftsman house.

Inside, the interior borders on the glamorous. A handsome, stained wood door looks period perfect, as does the raised dado paneling in the welcoming vestibule.

The stained concrete floors are an ingenious inspiration, mimicking French cabochon floors. Proud paired columns on elevated podiums frame the entrance to the living room

The paired, built-in bookcases with windows over bookending the chimney piece are also classic Craftsman. The builder has clearly made a study of the house’s neighbors and has become fluent in the idiom. Not so typical of the self-effacing Craftsman style is the rather deluxe slab marble fireplace surround.

The bright white color scheme magnifies the effect of the abundant fenestration. The floorplan is borderline open concept, deftly marrying past to present. The dining area is delineated by a comely ceiling detail but no walls, merely a blue island separating it from the kitchen.

The kitchen was one of the main beneficiaries of the 2017 reno. Stainless steel appliances are practically brand new. The charming, brick niche encasing the range looks like a vintage retrofit.

The Fairmount residence has three bedrooms and two-and-one-half baths. All of the bedrooms are on the second floor. Flooring on the second floor is wide-plank, mocha hardwoods.

A tray ceiling adds height to the master bedroom with a romantic fireplace. Adding space roomy master is a cozy alcove with a door leading to the front balcony.

The master suite includes his-and-hers walk in closets and a spacious bath with a double shower stall with a bench clad in opalescent glass subway tile. There are multiple showerheads, including a rain option.

A gated driveway leads to the two-car garage and large-for-Fairmount backyard. The door at right of the garage leads to an upstairs apartment now being used as an office/media room, but could potentially be a rental that would almost cover property taxes.
