Sweet El Tivoli Place Cottage Taken to the Studs for Whole-House Reimagination

Nestled in the hills and meandering streets of North Oak Cliff’s El Tivoli Place neighborhood is a sweet cottage with remarkable personality and allure.

Our Tuesday Two Hundred, at 2716 Avon St., is a 1945 brick traditional taken to the studs last year for a total reimagination. The result is a sophisticated property with lots of on-trend design and contemporary style.

Located near West Davis Street and North Hampton Road, this home has two bedrooms, one bathroom, and 1,166 square feet. There’s a good-sized fenced backyard and deck, and the house is 2.5 miles from the Bishop Arts District and 5 miles from downtown Dallas. Let’s take a look while it’s still on the market.

Here’s how the Old Oak Cliff Conservation League describes the area:

El Tivoli Place is a well-established neighborhood…The neighborhood’s history dates back to the end of WWII when it was developed for Navy personnel returning from the war and stationed at the growing navel base in Grand Prairie. Prior to that the area was a country club, which was owned and operated by the Catholic Diocese. Old-timers say the clubhouse was located at 2718 San Jose and was surrounded by large cedar trees. Even today a few of those cedars remain at the site of the old clubhouse. Along with prohibition came the end of the country club and golf course. As a matter of fact we get our name from the old club, El Tivoli Country Club. Prior to that the area was a dairy farm…With its winding streets, hilly terrain, creeks, and magnificent trees, residents and potential homebuyers find the physical attributes of the neighborhood very appealing. Put that together with well-built brick homes, a serene and quiet setting, its proximity to downtown, and affordability, and you’ll understand why El Tivoli Place remains one of old Oak Cliff’s hidden treasures.

The neighborhood is bounded by West Davis Street to the south, North Plymouth Road to the east, Avon Street to the north, and Westmount Avenue to the west.

The remodel for this home touched every area, from the open living room with original decorative fireplace, to a dining area with a chic atomic-era-style chandelier. Whole-house updates include recessed lighting, hand-scraped hardwood floors, updated electrical, new plumbing, roof, windows, and HVAC. There’s now a stackable washer-dryer, and the garage has been converted to a finished bonus room or office.

The kitchen is the star of the show, with white Shaker-style cabinets, granite countertops, a large island with breakfast bar, contemporary pendant lighting, a white subway tile backsplash in a herringbone pattern, and stainless steel appliances.

Both bedrooms have the hardwood floors and the home’s bathroom was renovated to be modern.

It was listed Oct. 12 by Ged Dipprey with Dave Perry-Miller Real Estate for $200,000. There’s a broker open house this Thursday, Oct. 20, from 10 a.m. to noon.
