Our Tuesday Two Hundred is a lovely Midcentury cottage in the Lake and Gardens District, near Garland and Peavy roads.

Located at 10145 Eastwood Dr., this home is beautifully presented—you can see the effort, from the newly laid sod in front and freshly planted flowers, to a well-staged interior with no clutter. It’s a 2-2 with 1,496 square feet, built in 1953, a real find.

The home was totally gutted in fall of 2015, and updated include a new HVAC system, water heater, plumbing, both bathrooms, refinished floors, and recessed lights.

It is newly listed by McKenzie Schimming with Nathan Grace Real Estate for $254,900.

This neighborhood is similar to nearby ones, like Ash Creek Estates and Casa Linda: tree-lined streets, lots of houses built in the 1950s and 60s, and a strong sense of community. East Dallas is like that.

This home offers two living rooms, a dining area, a square kitchen with room for a table, and newly refinished hardwood floors. The renovated kitchen includes marble countertops (also in the two bathrooms), updated cabinetry, and new appliances.

The large master has space for a home office or sitting area, as well as an ensuite bath and walk-in closet. Off the dining room through French doors, a lovely flagstone courtyard with landscaping and window boxes. There’s also a two-car garage.

This house is listed for $170 per square foot. Looking at nine neighborhood comps, it is the highest. They range from $66 to to $163 per square foot (average: $126; median: $131). So its list price of $254,900 is probably a little ambitious. But will it sell for that price? In our market, and this neighborhood, my guess is yes.
