East Kessler Cottage Turns On the Charm With Vintage Touches, Bright Spaces

East Kessler Park is one of Dallas’ storied neighborhoods, established in 1937 by developer Roy Eastus and the Stemmons Family. It has one of the most eclectic blends of architecture in the city, from late 1930′s Austin stone homes and ranchettes, to midcentury modern homes and ultra modern masterpieces.

The neighborhood is just lovely, with rolling hills, arching shade trees, and meandering creeks, and it’s just a few miles from downtown Dallas.

Our Thursday Three Hundred, at 1407 Eastus Dr. near Sylvan and Colorado, is a 1952 cottage with midcentury charm and a welcoming feel.

It’s a 2-2 with 1,598 square feet, listed Jan. 16 by Jim Walsh with Allie Beth Allman & Assoc. for $390,000, or $243 per square foot. This is right on par with neighborhood comps, nine of which range from $211 to $266 per square foot. Let’s take a look inside!

The East Kessler Park Neighborhood Association is one of the oldest in Dallas, organized in 1950. Here’s how they describe the area’s topography:

The houses in East Kessler Park blend into the chalk cliffs of the hilly, wooded landscape located southwest and within walking distance of downtown Dallas. Streets follow the steep, winding topography of Coombs Creek and Kidd Springs Creek as they meander through the neighborhood on their way to the Trinity River. Popular Kessler Parkway Park and the Coombs Creek walking and bike trail line the northern border.

This midcentury cottage is comfortable and welcoming, with a decorative fireplace, refinished original hardwoods in all areas except the bathrooms and second living room, a huge picture window overlooking the beautiful tree in the front lawn, good-sized bedrooms, and original tile in both bathrooms (so much personality!). There’s a new metal fence with an electric gate, as well as a patio area in back.

The kitchen is renovated and looks light and bright with new white cabinets, but there are no granite counters and the appliances are a mix of white and stainless steel, and the refrigerator is not included in the sale.
