Tired of small-town living, some friends of mine have recently returned to Fort Worth’s Ridglea area inspiring me to take a closer look at the popular neighborhood.

For an established neighborhood, Ridglea North has a relatively young demographic, with a median age of 37. Houses move quickly, selling just over one month. At over 12 percent year-over-year appreciation, Ridglea North beats the city average by a factor of two-and-one-half.

Even in house-proud Ridglea North, this week’s listing is a stand out with landscaping that is impeccable and lush. Two well-groomed hollies frame the porch and even the picturesque ivy climbing the walls is disciplined, defined by the symmetrical quartet of windows.

Inside the 2,800-square-foot house built in 1939, one is immediately moved by the welcoming warmth of the ambiance. A central hall runs from front to back in an unbroken enfilade. An attractive stairway at the front leads to the second floor.

The three-bedroom, three-and-one-half-bath house features two living areas and two fireplaces. The kitchen feels cozy, but it’s decked out with all of the requisite equipment, including a large six-burner gas range with a range hood that matches the cabinetry. The kitchen suite includes a traditional breakfast room at back.

The hardwoods, which run throughout the house, have been recently rejuvenated. Above is the formal living room, to the right, on entering the residence.

The master bedroom is on the first floor. Construction is solid. The structure rests on a sound foundation of pier and beam. Walls are pristine with nary a crack.

The covered area at back practically constitutes a house outside of the house, featuring a large living area with a fireplace, a dining area, and fully equipped kitchen. Completing the outdoor living experience is a handsome rectilinear salt water pool and spa. A freestanding garage houses two parking spaces.
