What Does $1,500 Rent You in The Dallas Metro?

When searching for a place to call home, most renters start with a price range in mind. Although the importance of staying within your budget is universal, the options available at different price points vary across the Dallas metro.

To illustrate this point, Apartment List crunched the numbers to find out how much space you can get for $1,500 in different parts of the Dallas metro. It’s no surprise that you have to sacrifice size for location to rent a luxury loft in downtown Dallas, where a 1,020-square-foot, one-bedroom runs $1,500. Meanwhile, you can spread out in a 1,410-square-foot, three-bedroom apartment in Fort Worth for the same price.

For a more thorough breakdown, we’ve selected specific examples of units in six Dallas-area cities near the $1,500 price point and close to each city’s average square footage.

Irving, TX (1,240 square feet)Club-at-Fossil-Creek-Exterior

At Oxford Park in Las Colinas, $1,500 will rent you a three-bedroom, two-bathroom, garden-style apartment. These unique units have hardwood floors, modern kitchens, and an in-unit washer and dryer. Oxford Park is located just off of Highway 114 for an easy commute, but there’s no need to get on the highway for quick access to any number of nearby restaurants, stores and gyms.

Lewisville, TX (1,370 square feet)Club-at-Fossil-Creek-Exterior

For $1,500 a month, Lewisville residents can rent a three-bedroom, two-bath apartment at Round Grove Apartments, located less than five minutes away from both I-35E and 121. Round Grove features two pools, an outdoor kitchen and grill and a 24-hour gym. This 1,322-square-foot floor plan includes a fireplace, laundry hookups, and a master suite with a walk-in closet.

Dallas, TX (1,020 square feet)Club-at-Fossil-Creek-Exterior

At Third Rail Lofts in downtown Dallas, one-bedroom, one-bathroom lofts rent for $1,500. Third Rail Lofts is located just steps away from some of Dallas’ best dining and shopping and less than a mile from the new Klyde Warren Park and the booming Arts District. Renters can enjoy downtown views from the comfort of the rooftop pool or their own private balcony. The 1,007-square-foot lofts are equipped with stainless steel appliances, granite countertops, and a large open living area.

Fort Worth, TX (1,410 square feet)Club-at-Fossil-Creek-Exterior

Renters in Fort Worth can get just under 1,400 square feet for $1,480 at The Club at Fossil Creek. These three-bedroom, two-bathroom apartments offer golf course views, oversized closets, and wood-burning fireplaces. The property is just minutes off of I-35W on the outskirts of Fossil Creek Golf Club. Community amenities include a jogging path, a creek, two pools with fountains, volleyball courts, and a wooded grilling area.

Plano, TX (1,400 square feet)Club-at-Fossil-Creek-Exterior

For $1,500, you can rent a three-bedroom, two-bathroom apartment at The Giovanna in Plano. Although the property is located right off of North Central Expressway, renters will forget all about the daily commute with the Oak Point Park and Nature Preserve right behind the community. The complex itself provides even more relaxing amenities like a steam sauna, four pools, and a putting green. These airy apartments feature a master suite with walk-in closet, large U-shaped kitchen, and upscale touches like crown moulding and stainless appliances.

Denton, TX (1,430 square feet)

These three-bedroom, two-bathroom apartments rent for $1,495 at Fountains of Denton, a gated community conveniently located just minutes from Loop 288 and Highway 380. This property is in a quiet residential neighborhood and offers an off-leash dog park, lap pool, gym, and volleyball court. The spacious three-bedroom floor plan includes a large master suite, balcony with storage closet, and contemporary backsplash tile in the kitchen.


Interested in how Dallas compares to other cities in the U.S.? In San Francisco renters will only get 340 square feet for $1,500, about a quarter of the size of a $1,500 Dallas apartment.
