Customize This Roanoke Fixer-Upper Into A Dream Home

Walnut

For many of us, the last time we thought of “Roanoke,” we were thinking of the home of the Blue Ridge Mountains in Virginia – not a city in Denton County, Texas. But when looking for a three-bedroom home with a price tag of less than $200,000, Roanoke looks pretty good.

This charming house with the red door on North Walnut Street is cozy at 966 square feet, but it has a nice kitchen, a cute covered back porch, and a huge yard with towering trees for pets or a neighborhood barbecue.

It was built in 1972, so it’s a perfect investment for someone looking to customize a fixer-upper into a dream home or raze it for a brand new home. The land itself is worth $62,249, according to Denton County tax records. The listing agent Wes Walser says homes at this price point don’t come available very often in Old Town Roanoke.

It’s in a great location – just a few blocks from the dining and entertainment district on Oak Street – and walking distance from the Roanoke Rec Center and Roanoke Community Pool. There are more than plenty of restaurants here (it’s deemed the Unique Dining Capital of Texas), along with boutiques and other shopping opportunities. Some of the favorite hot spots include Craft & Vine Taproom & Eatery, Summer Moon Coffee, Bayou Jack’s Cajun Grill, Twisted Root Burger Co., and Oak Street Pie Co. Just about everything is on Oak Street, so just park and enjoy the ambiance.

Welcome To Roanoke

Roanoke boasts “small-town charm and big-city heart.” It certainly grabbed the heart of beloved pro-golfer Byron Nelson, who retired at age 34 to buy a ranch in Roanoke and become a rancher. After his death in 2006, SH 114 Business through the city was named Byron Nelson Boulevard.

The city’s heritage dates back to the 1840s but it’s traded the horse-and-buggy feel for a nice family with a little bit of safe and family-oriented nightlife.

The city hosts regular events such as a Valentine’s Day dance, fishing in the park, Bunny Hop and Hunt, farmers’ markets, Independence Day celebration and Christmas parade. It’s home to a Hawaiian Falls Waterpark and an A-plus school district.

Nearby schools include the A-ranked Roanoke Elementary, Medlin Middle School, and Byron Nelson High School, all in the (also A-ranked) Northwest Independent School District.

Wes Walser with Texas DFW Properties is listing 306 North Walnut St., Roanoke, for $189,900.
