Cool Off Two Ways in This Canyon Creek Home

There’s a little park and walking trail in Richardson called Prairie Creek Park. It has a waterfall and creek you can really wade in, incredible mature trees, crazy greenery, and it’s just one of the best places to be when you need to escape the heat radiating off our concrete.

I’ve also noticed it’s like THE place to go for Senior Pictures. How can I be so sure? Well, I’ve photobombed half a dozen of them. That’s still a thing, right?

The point is, it’s lovely. And there’s a home right down the street that just hit the market. One of the stellar features of this home is the backyard complete with an even better way to beat the heat – a glorious pool. The lot is .30 acre so the backyard is expansive and tiered with stacked stone retaining walls. The stone even looks like my favorite photobomb spot.

If you ask Ebby Halliday’s Anne Westphal what she loves about the home, she goes full Realtor. Like in a good way. There are two key details she points out that aren’t leaping off the pages. First, this Richardson home sits in Collin County instead of Dallas. Let’s adult real hard and realize the taxes are traditionally lower in Collin County.

The second Realtor-y detail is about the foundation. Though this house was constructed in 1971, it’s a pier-and-beam foundation, which is pretty rare for that time period. It kind of tells you it was a custom home where the owner was calling the shots.

Foundations, now that’s a very divisive conversation. Many people have a strong preference for either older pier-and-beam foundations or newer slab foundations, but if you’re Team Pier-and-Beam, the fact that this one is only 50 years old makes it quite possibly your holy grail.

The layout in this home is perfect – formal living, dedicated dining room, eat-in kitchen, and then one bedroom that’s separated from the others for guests and let’s get real, rowdy teens.

Then there’s the wonderfully spacious, but not too spacious main living area with built-ins and a chimney. What’s interesting to me, is this is a very similar to my own. But mine is a 1960s home and this one is 1970s which means the most delightful feature of all – higher ceilings.

One bonus Realtor-y point and this one comes from me, your humble writer slash Realtor — You either love carpet or you don’t, right? (I’m a fan.) Well, if carpet’s not your thing, it is literally the easiest flooring to replace. That’s a free pro tip right there.

Neutral colors throughout and classic, original crown molding make this one super move-in ready – updated yet still room to do your own thing and make it whatever you want it to be.

She’s a real looker.
