Unit 507 in The Beat condos, a listing from Realtor Philip Walker, is a fantastic example of how you can personalize a space. With 1,160 square feet, this unit maximizes the open feel that the floor-to-ceiling windows lend. Most people would opt to put in a kitchen island as a dual-purpose prep and dine area, but I love that this homeowner chose to do a cool glass-topped modern dining set that keeps the kitchen open to the living areas.

As with most units in this building, you get polished concrete floors and modern built-in cabinetry. The windows have a UV tint on them, which is great for our ridiculous summers, and there have been some HVAC upgrades, too. LED lighting and designer fans will help keep your power bills more manageable, while custom closets and storage will keep your knick-knacks from taking over.

Of course, what I love most about this unit is the guest bath, which has an incredible mural by a local graffiti artist. It’s absolutely ingenious! It really doesn’t get any more edgy than that. The guest bedroom is being used as an office right now, which is a great idea for those who work from home and need a dedicated space. Of course, a stylish futon can bring an added seating or sleeping area should you have overnight stays from friends and family.

You’ll adore this condo’s balcony, which has a custom solar screen that subdues the harsh afternoon sunlight so you can soak in the view instead of cancer-causing UV rays. What do you think?
