Bring a Fishing Pole: Celina $1.45 Billion Development Is Nature-Inspired

Celina’s ongoing expansion plans are beginning to sound like a broken record.

This week, it was announced that a $1.45 billion master-planned community is in the works for the booming exurb. Prosper-based Tellus Group LLC is developing Mosaic, a 760-acre residential community that will have approximately 3,000 single-family, high-end homes.

Yes, it’s another vast development for Celina.

Mosaic is not exactly in the frenzy of development inching northward from Celina. The property is nine miles southwest of downtown Celina and about one mile from the North Dallas Tollway and across the street and north of Windsong Ranch, another Tellus Group development, in Prosper.

Nonetheless, the area is still prime development territory.

“Mosaic is already a remarkable property and it holds significant potential to be one of the best new master-planned lifestyle communities to come to this area since Windsong Ranch,” Craig Martin, Tellus Group president said in a statement.

The development’s first phase is planned for early spring 2023 and will feature homesites ranging from 40- to 70-foot lots. Prices are expected to range from $400,000 to over $1 million. Builders haven’t been announced yet. Amenities are expected to open in mid-2023.

The hook for this development is a nature-inspired lifestyle. The Tellus Group website has renderings of outdoor settings, including a fishing hole, pastures, and native plants. Tellus Group secured 47 acres of the property for open spaces, parks, and trails. The idea is for every home site to be within a five-minute walk to a greenway or park.

The development adds to Celina’s surging growth. The population is 28,413, but the number is expected to increase to 58,000 by 2026, according to the Celina Economic Development Corp.

Celina has been granted 1,844 residential permits through the first seven months of the year, topping neighboring Frisco, which typically leads the category.

“The North Dallas area is a highly sought-after primary home destination,” Martin said.
