When you’re looking in that $300,000-and-under price point, sometimes you feel like you have to sacrifice something to get it — location, space, or even amenities or finishes. But with this week’s Tuesday Two Hundred in Oak Cliff, you really do get a lot for the price point.

The first thing that caught our eye was the sunny yellow exterior paint of this Cottage-Style Ranch at 2538 Emmett St. Clocking in at 1,712 square feet, this three-bedroom, two-bath home may have been built in 1925, but it’s had a recent update — enough of one that listing agent Lucy Massey with REMAX Select Homes calls it, “almost like new.”

The seller addressed aesthetics, but also addressed quite a bit more structurally, installing new plumbing, a new electrical system, new roof, new decking, a new HVAC system, new siding, and windows.

Finish-wise, new flooring, new light fixtures, new paint, new doors, and new blinds add to the “like brand new” feel of the place.

Both generously-sized bathrooms got a complete overhaul, as did the kitchen, which now boasts quartz countertops, a breakfast bar, 42-inch cabinets, a glass tile backsplash, and stainless steel appliances.

All three bedrooms are spacious, and this house is surprisingly not hurting for storage space — there are several closets throughout the home.

Out back, a wonderfully treed lot provides plenty of shade in the summer and perfect limbs for tree swings. A large driveway can hold the family vehicles, or even a boat or RV.

The home is also in the stellar Molina High School feeder pattern in Oak Cliff. Molina High met state standards with four distinctions last year, and Salazar Elementary met standard with six distinctions. Stockard Middle School is making similar strides, and met standard last year.

The home is listed for $274,990.
