We’ve found an appealing El Tivoli Place house in Oak Cliff with just the right updates. Sitting in a neighborhood of winding streets, hilly terrain, creeks, and mature shade trees, this home has a serene and quiet setting with proximity to downtown and affordability.

The house at 617 Cliffdale Ave. is our Tuesday Two Hundred has three bedrooms, two bathrooms, and 1,543 square feet on one story, built in 1948.

North Oak Cliff is full of storied neighborhoods like El Tivoli Place. This well-established area features winding streets, hilly terrain, creeks and greenbelts, and arching shade trees. Its charmed brick homes, serene setting, proximity to downtown, and affordable real estate make it appealing to buyers. Heritage Oak Cliff calls El Tivoli Place “one of North Oak Cliffs hidden treasures.”

It is nestled between Davis to the south, Plymouth to the east, Avon to the north, and Westmount to the west. The neighborhood’s history dates back to the end of WWII when it was developed for Navy personnel returning from the war and stationed at the growing navel base in Grand Prairie. Prior to that the area was a country club, which was owned and operated by the Catholic Diocese. Old-timers say the clubhouse was located at 2718 San Jose and was surrounded by large cedar trees. Even today a few of those cedars remain at the site of the old clubhouse. Along with Prohibition came the end of the country club and golf course. As a matter of fact, we get our name from the old club, El Tivoli Country Club. Prior to that the area was a dairy farm.

Renovations opened up the floorplan of this El Tivoli Place home and hardwood floors run throughout living rooms, dining rooms, and bedrooms, and built-ins in the front living area offer tons of storage. A new 16 SEER HVAC, tankless water heater, and thermal windows make for energy efficient living.

A large, bright kitchen offers a breakfast bar, white cabinets, subway tile backsplash, granite countertops, large-format tile floor, and stainless steel appliances, including a modern vent hood and gas range.

In back, towering trees keep the area shaded and a stone patio has a fire pit, as well as a wood privacy fence.

This home was listed July 18 by Bart Thrasher with David Griffin & Co. Realtors for $280,000.
