A Solution to The Affordable Housing Issue?

No, no, no … we are NOT talking about affordable housing when it comes to government subsidized and regulated homes.  That’s an entirely different discussion and mess that Tarrant County Tuesday isn’t going to deal with.

You Say Affordable, I Say Affordable …

When I say “affordable,” I’m talking about homes under $250,000 that aren’t miles and miles and miles away from civilization simply to make them cost less.

2016 Shane Avenue is 3 bed, 2.5 bath 2-story and huge yard for $234,900 … is affordable housing back in Cowtown??

After all, the $150,000 to $250,000 price point is the hottest market and hardest to find in good condition for many young professionals, young families or even empty nesters who are looking to put their money in something other that real estate.

Buyers will be relieved not to see cheap and generic fixtures in these homes – makes huge difference in appearance and value

If you will recall, in July 2017 I wrote a series of controversial articles about affordable housing in Tarrant County and how builders, sellers, and the government were all causing a very dangerous chasm in our real estate market.

I received a few nasty comments and emails informing me I didn’t know what I was talking about … but in the end, I was correct as we continue to see home prices in that range increase, very little new construction, and of course the government try and get every penny they can in taxes.

That is, Until Now…

Recently, seven newly built homes, only 19 minutes from downtown Fort Worth hit the market with a splash!

The homes are located on Shane Avenue in the Sycamore Pointe neighborhood.  The homes are single- and tw0-story homes from 1,532 square feet to 1,634 square feet, and priced from $229,000 to $234,990 … and they’re selling quickly!

These home are built, designed, and finished with quality finishes such as wood tile floors, fashionable light fixtures, granite counters, under-mount sinks, and other finishes you would normally see at a higher price point.

Painted Brick Isn’t The Devil

A huge, huge, huge difference in these new homes versus others in the area is that they are painted brick homes!

Yikes!!!  You mean someone actually bricked the home then painted over it?  What were they thinking?

Homes have been painted brick for years and years…nothing to be afraid of! Don’t like it…paint it!

While many of us are accustomed to historic and high-dollar homes in luxury markets that are painted brick exteriors, it seems that the production home world has scorned this look for one reason or another.

Thanks to HGTV (never thought I’d say that) especially our buddies Chip and JoJo, the public is starting to realize that painted brick homes:

  1. Don’t date themselves like unpainted brick homes
  2. Typically fetch a higher sales price than unpainted brick homes
  3. Just look a lot better!

At time of blog, three of the seven homes were already being negotiated for contract.  The way they are presented, the location, and the price point will quickly cause all of these homes to be sold soon.

Hopefully there will be more.  We need it.
