We love the Heights. It’s a treasure trove of grand, historic, turn-of-the-century mansions with breathtaking hilltop views keeping company with one-story Craftsman charmers, Mistletoe Heights is a fully evolved, blended neighborhood. The smaller bungalows get the same treatment as their grander neighbors with generous setbacks on raised lots.

Mistletoe Heights is enlivened by a relatively young, prosperous population — nearly 40 percent of homeowners are couples with children. Residents fill the avenues in the early evenings walking dogs and pushing prams, making front porches a necessary accouterment.

This week’s Fort Worth Friday at 2223 Mistletoe Boulevard is all about potential. A darling 1,600-square-foot, three-bedroom, one-bath cottage with all of its 1930 vintage details, it merely requires a little love and the odd cosmetic update.

At back is a covered porch looking into a rather sweet garden. The detached garage has a workshop and space for one car. Then there is the prime location home with its walkability and quick access to W. Magnolia, the Fort Worth Zoo, and the Trinity Trails.
