1910 Building Near Fort Worth’s Medical District Is Selling for $18 million

Having preserved many of the original characteristics from more than a century ago, a historic near-90,000-square-foot building sitting just outside of Downtown Fort Worth’s medical district is up for sale for $18 million.

Built in 1910, the building — located at 1212 Lancaster Avenue — has a beautiful curb appeal with a blend of architectural styles displayed on its exterior.

Incorporating details from the Neoclassical, Beaux-Arts and Victorian styles, the building boasts tall gridded windows, ornamental details and designs within the structure, and an iron gate for one of the entryways of the building.

Sitting on more than three acres, the landscaping on the site includes bushes, hedges, flower beds, and small and large trees.

The property has already paved sidewalks through the grass from the streets and a paved circle driveway that allows for vehicles to pull directly up to the front door.

The site also comes with 120 parking spaces, including nine parking spaces for those who are handicapped.

The 1212 Lancaster Ave. is currently occupied by Healthsouth, for use as a rehabilitation center, but there are many redevelopment opportunities for this facility.

Located just blocks away from Crockett Row and the Cultural District, buyers could renovate the building to include office spaces, or completely flip it into a hotel or multifamily residential housing.

The building offers three stories and 89,632-square-feet.

The current zoning for the property, according to real estate agents at Transwestern, is “G” intensive commercial. However, the agents said they believe the city will allow for an “H” central business zoning — the most permissive zoning given by the City of Fort Worth — which will additionally allow for the building to be transformed into multifamily residential housing units, a printing and publishing facility, and wholesale offices.

The zoning is subject to review by the Downtown Design Review Board.
