11757-Hill-Haven-extIn fact, it’s right next door to Lee Trevino’s old house, NOT his current manse in Preston Hollow, but the place he lived before he became rich and famous. 11757 Hill Haven is a solid family home that has been filled with kids, friends, overnight adventures and pool parties galore. Think “Leave It To Beaver.” The lot is a killer — 1.02 acres overlooking a creek. The home was built in 1959 by the same builder who developed most of JanMar — not a crack in the wall. To quote one of my favorite agents, this home is built “like a brick you know what.”

Current occupants are only the third owners, and the 4602 square foot home has been lovingly maintained. Some nice updates include a Woodmode kitchen with granite counters, an updated master (more granite here, soaking tub), lots of new paint and carpet. The house is a mausoleum of 1990’s design, but having just returned from the Greenbrier where one is overwhelmed by cabbage roses and draperies, the wallpaper did not bother me. Besides, how hard is that to change? I know it has low ceilings, nothing a clever contracter couldn’t deal with. I love the exterior lines and think this is a latter mid-century plumb just ready for a makeover!

I really like the floorplan: formals, family room to the northern wing, bedrooms to the south. Yep, the master is downstairs. This is thoughtful because the home borders Forest Lane, which was likely a two-lane dirt road in 1959. But the owners have created a nice border of trees and fence, and I asked them if living right next door to Forest was ever an issue:

Especially with that creek — a boy’s fishing delight. You can see how tall their Pecan tree is!

As for traffic noise, you do not hear the “urban waterfall” of traffic outside once you step inside this house. Oh yes — this home also has an immense 4 car garage that I would get double duty from as a party room.

The master and guest room are on the southern wing, and the master includes a separate office. You know how I like to tear apart houses and re-configure: I’d gut the whole master wing, suck in that guest room and make one huge master suite with bath, exercise room and mammoth closet. That would be about 470 square feet of divine master. DIVINE! I like the way the home is designed to separate out various wings. Upstairs are two huge bedrooms with dormers (love dormers!) united by a game room, both rooms with huge closets and en suite baths. One has a guest bunk bed built in.  Two powders — one formal, one casual and pool accessible.

The backyard is an absolute oasis. The pool, which may have been original to the home, was placed behind the master bedroom where French doors open up to it. That leaves the northern end of the yard for gardens and flowers. Towards the rear of the lot is a vintage sixties “boy and girl” cabana in mint condition. Just like the house.

The Bakers showed me original photos of the home when they bought it — you should have seen the vintage mid century double front door, ironwork and kitchen! This home is worth a serious look, because it has enormous potential, and I am telling you , you will fall in love with the backyard! This home is also so close to Medical City Hospital — perfect for a physician or hospital administrator. Make a right-hand turn onto Forest and you are there. It is across from Lake Forest’s park-like setting, and like I said, the golf karma of Lee Trevino right next door. Asking $899,900 listed with Castlekeepers .
