Affordable Meadowbrook Gem

Continuing the theme of affordable real estate, I stumbled onto a listing that was a mere 20 hours old on the main drag of Central Meadowbrook. The subject of crime often comes up in the northeastern section of Fort Worth and though the neighborhood indeed abuts some alleged high crime areas, crime statistics for Central Meadowbrook compare favorably with such venerable neighborhoods as Mistletoe Heights and is ripe for, I hesitate to use the term, gentrification.

Affordable Meadowbrook Gem

The 2,005-square-foot, three-bedroom, two-full-bath bungalow has a deep setback from Meadowbrook Drive on a nearly half-acre lot. The residence would benefit from a little landscape taming but possesses a certain rustic appeal. Interiors also need some TLC. Original oak floors are crying for refinishing but so much of the original interior remains intact, including interior doors, moldings, and light fixtures.

Proportions are pleasing. Rooms are filled with light. In short, all of the elements for “pretty” are present. Notice the graceful, arched, built-in shelves to the left of the gas fireplace.

And all of the elements for civilized living are here including a spacious living room attached to a formal dining room with period-modified nine-light doors separating the rooms.

Affordable Meadowbrook Gem

The kitchen is ample enough for a breakfast room and features extra bright white and glazed cabinetry. The new range has an electric cooktop, but there is a gas line to the property and a likely gas hook-up in the kitchen.

One of the three bedrooms is being used as a second living area but would be a perfect space for a home office. The primary bedroom is large with banks of windows on two sides and one of the three gas fireplaces. We would recommend doing away with the acoustic ceiling tiles.

One of the baths is a bit gloomy and too woody for my taste, but imagine a beautiful color on the bead board dado and a period-appropriate William Morris paper above.

Newly installed HVAC and water heater take two of the big ticket items off the to-do list. The back shelter is a bit of a mystery and more than likely needs substantial work (there is no interior photography) but is an obvious possibility for a studio or income property potential. Parking is one covered carport space.
