This Design District Property Has the Makings of a SoHo Showcase

Oh, the possibilities. Angela Downes is making sure we see it, too.

Downes, an agent with Compass Real Estate, envisions a property she’s listing in the Design District as the start of a trend.

For 130-134 Howell St., Downes thought outside of the box, like retrofitting and redesigning the classic brick building to be a live-work industrial space with a modern SoHo-esque vibe.

“It’s a fun cool building with oodles of potential,” Downes said.

To visualize the possibilities of the 10,488-square-foot-space, Downes turned to architects Bernbaum/Magadini. The architect’s videos and virtual renderings imagine 130-134 Howell St. as more than a live-work space. Here’s the design book.

It shows the possibilities of a chic showroom, a cardominium for an auto collection, or an enclosed patio with a plunge pool. Or it could be an art studio. In the current floorplan, the office and living space front the space.

The building, listed at $4,400,245, sits between North Riverfront Boulevard and the north bank of the Trinity River. It’s a blank slate for someone who wants to match the Design District’s eclectic identity.

With its mix of art galleries, interior design showrooms, and luxury apartment homes, the Design District has been expanding to the west.

“There’s this quiet movement in the design district with more of these buildings being reimagined and repurposed,” Downes said.

In marketing the property, Downes suggests: “Make this space your own personal SoHo with a rooftop deck and killer views of downtown — a New York lifestyle without the New York prices.”

The property has dual addresses, but Downes said they’re available for sale either together or separately.
Downes, Katie Chu, and Claire Khoury are the listing agents for Compass. Downes said to stay tuned to her website for details of a Nov. 30 open house.
