Every week, the detail-oriented folks at Green Scene Home Inspections will give Daltxrealestate.com readers an education in inspection. Want to see what they see? Tune in for “Upon Closer Inspection.”

Summer is just around the corner, and we’re seeing lots of seasonal repair and maintenance issues in houses. So whether you’re in the market for a home or you’re a homeowner, here are some summer-related problems to look out for.

HVAC

We’ve had a pretty mild spring in North Texas this year, so your air conditioner may not be in regular use yet. It’s really important to have your system serviced regularly to prevent major problems from occurring. In this video, our Inspector finds a major problem the AC tech missed.

Sprinkler System

If you haven’t checked your sprinkler system lately, or you’re buying a home with a sprinkler system, make sure you do this before summer. The winter storms this year may have caused damage to your system causing leaks, floods, or just inefficient use that makes high bills, water waste, and damage to your yard.

Rain Gutters

We’ve had almost a month of rain and storms with more to come, and as you can see in this video, your drainage system can do more harm than good if it’s not functioning properly. Make sure your gutters are free of debris and that downspouts are pouring water where they’re supposed to to avoid damage like this.

Whenever the seasons change, it’s a good idea to do a quick seasonal home check-up so you can find little problems before they become big ones
