Magnolia Property Company is behind a residential retail development in Roanoke (Facebook.com/CityofRoanokeTX)

For good reason, Roanoke bills itself as The Unique Dining Capital of Texas. Drive through downtown and the aroma of restaurants, including the first Babe’s Chicken Dinner House, will make anyone salivate.

Just upwind on Oak Street, a new mixed-use residential and retail development is underway. This spring, if the weather cooperates, Roanoke will be unveiling its latest residential development called Magnolia Oak Street Apartments.

Developed by Dallas-based Magnolia Property Company, Magnolia is scheduled to open in the spring at 601 N. Oaks St., north of the downtown dining cluster. The 87,000-square-foot project will have 78 urban residential units and 16 live-work units.

“I think that’s one of the things that really makes it unique is these live-work units,” City Manager Scott Campbell told Community Impact Newspapers. “You’ll have high-quality residential living, retail, and then the live-work units on the bottom floor.”

Magnolia Property Company has developed properties throughout the Dallas-Fort Worth area, the Austin area, and Houston.

The Roanoke property, which was approved in June 2019, is estimated to be valued at $6 million once completed.

Perhaps the greatest value: The aroma of downtown restaurants wafting northward.
