Wouldn’t life be so much better if all homes for sale came with the option of having donkeys as well? The ultimate throw-in for sure. (More on the donkeys later.)

Today in Tarrant County Tuesday we are visiting our neighbors to the West in Parker County, specifically the exclusive gated community of Silverado on the Brazos in Weatherford.

13-plus acres of beautiful ag-exempt land with private access to the Brazos River

This property comes complete with a beautiful, rustic home of 4,969 square feet, a 700-square-foot, two-bedroom guest house, and 13.602 acres of prime land that has an agricultural exemption.

What’s an Ag Exemption?

For those of us who don’t have farm animals on our homesite, an ag exemption in Texas doesn’t mean you are exempt from paying taxes on your property, but it does allow you to exempt sales tax on items necessary for maintaining your property and livestock.

The future homeowner of 954 Cactus Rio would need to maintain livestock for the current exemption to continue.

954 Cactus Rio has a rustic feeling throughout the home

The main home on the 13-acre homesite features four bedrooms, all on the main floor, with beautiful hand-scraped hardwood and concrete floors, and rough-hewn beams on the ceilings throughout the home.

The gourmet kitchen comes complete with a six-burner gas range, built-in stainless refrigerator, and enormous island — a perfect gathering spot.

If you are into baths, then you’ll certainly enjoy the deep soaking tub and other luxuries of the owner’s suite.

But Wait … There’s More

No home would be complete in such a setting without a beautiful pool and spa to take in the scenic views of this property.

COVID-19 friendly patio for sure!

And if you have guests over but don’t want them too close, have them stay in the two-bedroom guest home that resides over additional parking and a workshop.

But What About The Donkeys?

Oh that’s right! Donkeys — everyone’s favorite animal. I don’t think I’ve ever met a donkey, but when I saw, “the donkeys are negotiable,” I knew that I had to write about this spectacular property.

Fronta
I hear donkeys aren’t that smart, so you could rename them if you wanted to.

Maybe donkeys aren’t your cup of tea. From the photo it looks like one of them has two heads! Surely that’s worth something.

Whether you are successful or not at negotiating the inclusion of four-legged beasts or not is up to you. Donkeys or no donkeys, this property is a fantastic find.

Emily Beck of Williams Trew Real Estate has listed 954 Cactus Rio for $1.4 million.
