Marketed by Barbara Stone, this three-bedroom, two-bath, 1,674-square-foot cottage at 2510 W. 10th St. hit the market this week for $335,000, or $201 per square foot. Other comparable listings clock in at $218 and $234 per square foot. That’s not necessarily a hugely significant gap, but it does show that there’s value in this property. But this home has seen some smart upgrades, including a more open dining room and an updated kitchen, and there are even more opportunities to add your own touch.

We love the cozy living room, with the gas fireplace, brick hearth, wooden mantle, and built-in bookcase. There are great, original built-ins in the dining room, too, which all work well with the moulding that frames the ceiling, adding extra style and storage in this tidy, traditional floor plan.

Contrast it with the hall bath and you see why this home has a bit of a budget-friendly angle. But don’t look at this as a negative, friends! This peach tile and weird vellum-covered window are an opportunity! Just imagine what you could put in here and achieve! Since the master bath has only a shower, you’re going to need to keep the tub in here, but perhaps opt for a claw-foot or even a free-standing one to add some style. Convert a commode into a chic vanity, and add vintage etagere for more storage and style. The opportunities are endless!
