001_Building-Exterior-1024x681The city of Lewisville is spending millions of dollars to revitalize its historic downtown area, and developers are flocking to the northern suburb. Today’s Tuesday Two Hundred takes us to the Belleville Village development near East Main Street and East Mill Street, to a new townhome at 313 S. Kealy Street.

Listed for $209,000, this three bedroom, three-and-a-half bath, two-story townhome is 1,827 square feet, one of six like it coming on the market in Uptown Village Lewisville. The brick exterior mirrors the look and feel of downtown Lewisville, and the aesthetic is a historic, urban look.

“This is going to be a walkable area, like Shops at Legacy or in Coppell,” said David Maez, Broker and Co-Owner at VIVO Realty, which represents the developer. “Our company really wanted to showcase the lifestyle that this development and downtown Lewisville will offer.”

The revitalization of downtown Lewisville is currently underway and will feature new restaurants, shopping, public space, and mass transit. Uptown Village Lewisville is part of the transformation. This unit has high ceilings and lots of natural light, with low-e windows and designer lead glass on front door. There is crown molding in the front rooms and hardwood floors, as well. All rooms have a ceiling fan and neutral paint color.

The developers are offering already-upgraded units, instead of tacking on design upgrades for buyers. That means the kitchen comes with Energy Star stainless steel appliances, including a gas cooktop. There are granite counters in kitchen and bathrooms, with finished custom kitchen cabinetry and upgraded hardware. The kitchen has a breakfast bar and an eat-in dining area, part of the open-concept floorplan.

The unit also has upgraded plumbing and electrical fixtures, a well as in-unit fire sprinklers. There is also a gas fireplace, foam insulation, and a high-efficiency HVAC system.

Upstairs bedrooms are spacious, with the master and two other bedrooms measuring 15-by-12 with large, walk-in closets. Each has its own bathroom, with ceramic tile and glass tile accents.

The Uptown Village townhome community will feature a dog park, walking trail, pool, and clubhouse. There’s also full landscaping maintenance with irrigation, and the community is a short drive from Plano, Carrollton, and Denton.

The big changes coming to Lewisville will undoubtedly raise real estate prices and land values, and people are watching to see how buyers respond to the changes.

“This will be an exciting community with the revitalization of downtown Lewisville,” Maez said. “To be able to purchase at this price point and be walking distance to everything will be great.”
