I was drawn to this Westside townhouse because it has so much potential. What’s it got going for it? For starters, its location.

This townhouse sports a wonderful Westside address on a street sandwiched between Camp Bowie and Crestline — a location that’s in the thick of everything. Then there is the convenience of a lock-and-leave townhouse living. I was also taken with the very livable layout distributed over three floors.

Light, Bright, And Full of Details

The entry benefits from abundant light streaming through the stairwell from stacked windows on all three levels. The residence is a large end unit of nearly 3,500 square feet, with the ground floor being comprised of a formal dining room, kitchen, living, and small powder room.

Hardwood floors run through the ground floor and second level. Attractive bifurcated arches lead into the dining room with the right arch beginning an enfilade of three openings marching to the back of the house.

The ambiance of the 2006 build is mostly traditional with classic details, such as crown molding and millwork. The floor plan is a classic, too, with mostly separate, dedicated spaces, though there is a modern family-friendly great room at back.

The kitchen is symmetrical with a chef’s gas range at the center and arched entrances at either side. A custom hood matches the cabinets — a stunning detail that elevates the townhouse’s design. The color scheme is uncomplicated in black and white. The kitchen overlooks the living area, which is defined by a gas fireplace.

The second floor is almost entirely devoted to the principal bedroom suite with an attached bath and large custom closets.

The en suite bath features dual sinks, a jetted tub, and a separate shower stall. Floors and countertops are classic travertine. The second floor also has a handy utility room with built-in cabinets. The bedroom has a door leading to a balcony overlooking a private court accessed by a winding, wrought iron stairway.

The remaining two bedrooms are on the third floor with a shared bath in between. This floor is on a separate zone for AC and heat and therefore can be adjusted if unoccupied. The elevator is an added convenience, making this a forever home, suitable for all ages and life stages.

There is a bonus space of approximately 350 feet, not counted in the listing footage, over the two-car garage. It’s an ideal place for a home office or a workout space.

This listing stirred the interior designer in me because I can easily imagine what a relatively small budget and strategic upgrades could do for this house. Listing agent Julie Webber, who lives in the building, tells me that some owners have done just that to stunning effect.
