Near Knox-Henderson are some of the best neighborhoods in the city and Vickery Place is one of them. This historic area is a residential oasis in the center of the entertainment, restaurant, and shopping districts of nearby areas like Lower Greenville and downtown Dallas. It’s a destination for many buyers looking for the whole package. 

I’ve found two extraordinary houses in the vicinity that are hitting the market today, Tuesday, April 17. Would you like a sneak peek?

If this house looks familiar, that’s because it was on the 2016 Vickery Place Home Tour. This expanded and renovated house is even more lovely today because of interior updates and an incredible backyard transformation, completed by Jordan August of August + Design Build. Take one look at the photos to see some stunning landscaping and hardscaping, like a courtyard and custom outdoor lighting, including four carved basalt stone light fixtures imported from Bali in the backyard. 

The historic Craftsman at 5527 Richard Ave. was built in 1922 and is a rare find as an original Vickery Place home in this pristine condition and so generously sized. You’ll recognize the artist from his murals in Deep Ellum, including Squid Beard painted on the Braindead Brewpub wall. For elegance and privacy, there is clumping bamboo (not the invasive type!) and Japanese maples surrounding the backyard. 

Because man cannot live in the backyard alone, a front living room is anchored by a stone fireplace and offers clear lines of sight back to the kitchen. That room is updated with stainless steel KitchenAid appliances, including a built-in microwave, warming drawer, wine cooler, and 36-inch gas cooktop. Nearby, the laundry room has been gutted and updated to include a new toilet, sink, and plenty of storage.

The upstairs master is enormous — 36-by-25 — with a wet bar and 600-square-foot private walk-out balcony. The master bath offers a triple shower, jetted tub, granite countertops, and travertine floors. Other bedrooms have the classic Craftsman feel and are light and bright with lots of windows and the bathrooms look era-appropriate. A new tankless water heater means you’ll never run out of hot water. 

Other updates include a brand-new HVAC system, and repairs to drainage, electrical, foundation, and backyard covered porch. There is also a new fence with electric gate.

REIMAGINED, LIKE-NEW HOME WITH SCANDINAVIAN FARMHOUSE VIBE

One of the design trends over the last few years has been the Scandinavian aesthetic and it’s taken hold of our imagination in a big way. The house at 5283 Belmont Ave. embraces that look in a big and beautiful way with clean, crisp lines, a light color palette, and a touch of a farmhouse vibe to make for cozy living. (Think four-inch-wide white oak select hardwoods throughout, even in closets.)

The updates are so extensive, this is basically a brand-new house, located 1.5 blocks from Lower Greenville, says August, who also completed the total reimagination of this house with his firm August Design + Build.

“We saved the front facade and the foundation — everything else is brand new with a big emphasis on quality and outdoor living, rather than size,” he said, noting that the house was expanded from 1,612 square feet on one story to 3,258 square feet on two. “The lot is enormous — 50-by-200 — and we’ve incorporated a dog run on one side of the house, as well as new drought-tolerant landscaping, including a sculptural ocotillo cactus.” 

This house has three bedrooms, three full bathrooms, and one half bath, with two master suites, one up and one down. The flex room on the second floor could easily be converted to a fourth bedroom, if desired.

Inside, find open living with 20-foot vaulted ceilings, a floor-to-ceiling hot-rolled steel fireplace with side courtyard, and lines of sight from the front of the living room to back of the living room that are around 70 feet. Expansive is an understatement. 

The kitchen features quartz countertops, a 48-inch Bertazzoni professional gas range, full-sized side-by-side refrigerator and freezer, under-counter wine cooler, and a Bertazzoni built-in microwave and dishwasher. The Bertazzoni range vent hood is wrapped in hot rolled steel to match the fireplace. Talk about custom! The upstairs master has an ensuite bathroom that is a vision in Carrara Marble throughout with a wet room and large frameless glass shower. All the bathrooms have marble countertops, which is a luxe touch. 

Appliances and technology features include two Nest thermostats, Nest Hello doorbell with facial recognition technology, and all new mechanical, plumbing and electrical with a Rinnai tankless water heater.

In back, find a massive cedar-framed carport with 8-foot posts and a corrugated metal roof. Nearby, there is an attached, covered patio with cedar pergola, perfect for summer evenings outside.
