But selecting the right lot isn’t about finding the best deal on land. An unimproved lot with challenging slopes, drainage, or soil are additional costs you need to factor in.

“You might think you’re getting a good deal on the lot, but there are many factors to consider that can have significant increase to the cost of improving the lot,” Visconti says. “Topography, expansive soil, retaining walls, additional piers, etc., all of this adds to the overall cost of your project and now all of the sudden that less expensive lot may not be the one for you. We always suggest having your builder there to help you select the right lot for you and your budget.  That’s not to say that you shouldn’t build on a sloped lot with amazing views. You just need someone who has considerable experience with developing and building on topography lots.  They do create the opportunity for incredible views and intimate areas for outdoor entertaining.”
