UPDATE, 10:09 a.m: Nate Schar tells me there is no minimum at all, and this home was last listed for $6.2 million. I mean, can you spell DEAL?

Former Dallas Mayor Tom Leppert and his wife, Laura, like most of us Baby Boomers, have been trying to shed some properties. First it was their home on Alva Court with that jazzy media room, remember? It was listed by Mary Poss and then Ryan Streiff. Think the last asking was $4.7.Tom-Leppert-Alva-Court-1024x768Well now it seems they have switched gears and are shedding some Park City, Utah real estate. This is a fantastic piece of property that you can see from the ski lifts. I personally know exactly where this house is. In fact, if you have ever skied Park City — there are three neighboring resorts, Deer Valley, Park City and Canyons comprising 7300 acres of white powder — this home is near the Dreamcatcher Lift. And it sounds like a dream!

More than 8,000 square feet (I’m guessing), the custom built home has five bedrooms, eight bathrooms, and a beautiful finish out. It is also a veritable playland for escape on six genuinely wooded acres, totally ski in and ski out. You won’t need anyone to hold your skis for you, that’s how close you are. You also won’t have to worry about anyone bugging you because the home is in a gated community called The Colony: 4,600 acres of pristine alpine terrain for about 270 home sites. 90% of the mountain sanctuary is preserved as open space. Colony Real Estate is surrounded by Park City Mountain Resort and is the only ski community in Park City which permits homeowners to build a separate guest house. Not sure if 105 White Pine Canyon has a guest house, but it has a media room, golf simulator (those pups START at $100K), climate-controlled wine cellar, game room, ski lockers and snow room, five fireplaces, an elevator and a sweeping home automation system. (Bet you can control it from Dallas.) There is an outdoor hot spa, and the floors and driveways and patios are all radiant heated so snow melts, no shoveling needed. Just look at those massive beams, stone and specialized granites.

Like the entire resort, this property is just 35 minutes from Salt Lake City’s airport and minutes from Park City’s infamous Main Street. I am actually going to Park City in March to ski at Snowbird, but we have friends who live in nearby Oakley and we have done that Main Street many times, up and down. Park City is one of my favorite ski resorts, and I am rather partial to Utah snow. This girl learned to ski on Wisconsin ant hills, then graduated to northeast ski resorts and almost gave it up  because of mashed potato snow. Then a boyfriend introduced me to Crested Butte and it was over. I swore never to ski again east of the Rockies.

Vail Resorts just bought Park City Resorts and they are said to be pumping in at least $50 million. One of the top resorts there is the Montage.

Well, get your checkbook ready and call your financial advisor, because the Leppert home is going to auction with Dallas-based Heritage Auctions on March 1, without reserve! I cannot imagine what the place is worth, can you?

As you know from my previous posts on real estate auctions 101, that means there is no minimum bidding price. However, the auctioneer may set one. I have zipped out an email to Nate Schar asking if one is brewing, plus how much cash you have to post. Maybe I’ll let you know, maybe I won’t. Because you know, this might be a terrific buy. I love the area, it’s a quick plane ride from DFW, and a mountain home would round out our portfolio oh so nicely. It’s not just for the snow: Park City is just heavenly in summer — cooler than Dallas, and there are several golf courses to practice that swing you will have perfected so in the simulator.
