Tom Greico-Designed Spec Home in Northwest Dallas

I’m a longtime admirer of Tom Greico’s designs. This Daltxrealestate.com Approved Builder is known for his modern homes, which have a signature style. Apparently, I’m not alone.
 
“Tom Greico has a fan club, a following,” says Janelle Alcantara, the listing agent for this Greico-designed home at 3773 Seguin, our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans.  
 
Though Greico has built many custom homes in many locations and in a variety of sizes, he does not build spec homes. He, however, designed this gorgeous Northwest Dallas house, which was built by David St. Germain of Freestyle Custom Homes. It has all of the design sensibilities you’d expect from a Greico-designed home, and some little extras.

“His homes have flat roofs, and bold horizontal lines. Large vertical masses of brick are used to elevate those horizontal planes while at the same time grounding the structure to the earth in a way that says ‘this house is going to be here forever,’ ” Alcantara said.  “Greico houses do not follow the rules of particular design trends or styles. They are their own style and they are timeless.”
 
We have to agree with Alcantara, who has listed 3773 Seguin for $1.1 million. Greico fans should take note, she said. “It’s a rare chance for someone to acquire a Greico design without the usual wait time associated with doing a custom build.”

And like we mentioned, there are a few things loaded into this gorgeous four-bedroom, four-full-and-one-half-bath, 3,795-square-foot home that you wouldn’t see in your typical Greico Custom Home. Full license was taken by St. Germain, who built upon Greico’s style with a few add-ins, such as an infrared sauna in the master closet, color changing LED mood lights in the kitchen, and a beautiful decorative front door. 
 
 
Like other Greico designs, this particular home brings the “wow” factor right from the entryway. The large, two-story living area gives way to the kitchen and dining rooms, receiving light from huge blocks of windows.
 
“Nearly every time a bring someone through the door, they literally say ‘Wow!’ to the space,” Alcantara said. “David chose finishes that are modern, but not boring. He likes to offer a little pizzazz to his clients.”
 
You can see that playful aesthetic in the kitchen lighting, the modern, eco-friendly ethanol fireplace, and the sauna in the master. And this home is perfect for a family, as there are three utility areas for washers and dryers — the mudroom, master closet, and upstairs. There’s also a built-in espresso maker (DROOL!).
 
“But the best thing about the house is the upstairs, outdoor living area,” Alcantara said. “Equipped with a gas fireplace and ample room for seating, this second-story porch is the place to hang with friends or the family dog.”

And this home is just as smart as it is beautiful. Alcantara said that the impressive mechanical room and Z wave home automation and security system is worth its weight in gold. The backyard offers a low-maintenance outdoor space, and there’s a two-car garage plus a carport, which is “reminiscent of the days when it was fun to show off your new convertible to the neighbors,” she said.
