Not every home is a great buy because of the finish-out, the appliances, or the landscaping. Some of them are outstanding buys because of the lot. So while there are some things I love about 3806 Walnut Hill, a 1952 traditional ranch in the Marsh Lane subdivision, it’s the almost half acre lot that has me going ga-ga.

Considering the location, you’ll be impressed by the substantial set-back this home enjoys. At the corner of Walnut Hill and Mixon, this home has several access points and a spacious garage/studio that has enough storage space to keep your indoor areas free from clutter. It has four bedrooms, two full baths, and more than 1,900 square feet. It’s listed by Realtor Cheryl Drane for $305,000.

Now, it’s been on the market for a while, originally starting at $330,000. And, I can see why the price has been reduced a couple of times. Some of the interiors are a bit dated, and while I wouldn’t dare touch the original tile in the hall bath, the master bath is disappointing and claustrophobic.

The kitchen is a bright spot, despite it being rather closed off from the rest of the house. The bright cabinets and the stainless steel appliances are a plus, as well as the eat-in breakfast area. But I’m really in love with the O’Keefe and Merritt range. These babies take a licking and keep on ticking! I have an oversized vintage range, and it works better than most new appliances! So there’s a huge selling point right there.

Outside, though, the sheer immensity of the lot really hits you. There’s a separate fenced-in dog yard to corral the pups when you need to, and a deck for entertaining a few folks. There’s tons of room to plant a garden, have a game of catch, or do whatever suits your fancy.
