This house. THIS HOUSE, y’all. It is so good. Impeccably updated and so well taken care of that Ebby Halliday’s Denise Larmeu said when her daughter toured it she said, “Goals.”

You can eat off the epoxied garage floor. There isn’t a speck of dust to be found in the sprawling two-story, 2,914-square-foot house. Everything is picture perfect, but maybe even a little better because this is one of those rare houses where it’s even better in person.

It’s grand. That’s just the only way to describe it. The current owners — the ONLY OWNERS of this house — said WATCH THIS and did a killer update in 2016.  

They added the most beautiful soapstone countertops in the kitchen and there’s a gray, but not a trendy-seen-it-everywhere-gray textured tile on the floor. Can we all just make soapstone the next big thing? Such a nice contrast to white quartz we’ve seen so much of.

The lady of the manor, WE’RE GOING WITH IT, knows her stuff too. The décor is perfection. She’s a jewelry maker and a photographer and you’ll see her work on display around the house.

Take the primary bedroom for example. There’s a picture-rail about a foot from the ceiling in the primary bedroom. How does that work? Well, she uses a nice twine-y material and hangs the pictures from the rail. She said it’s a throwback from her Martha-Stewart Cottage phase, and I love it. No pictures floating in a sea of wall, they’re all “anchored” to the rail. It’s a totally cozy look.

Also, lame of me to mention, but I’m DOING IT: In the full bathroom up near the study (which is really a bedroom or your guest quarters), there are double shower curtain rods so the liner is like regulation height and the shower curtain goes from floor to ceiling. It’s the little things, people, and the look is luxe.

The wood floor is solid oak and it’s not handscraped, it’s not roughhewn or anything like that, but the boards have the most perfect imperfections. It’s a matte finish. Just really modern and different but not like, different. Classic, but not tired.

You’re also going to notice there’s a room next to the utility room that seems like extra space, here’s what that’s all about. In the original blueprints, it was a three-car garage with tandem parking. The owners said, “Yeah, we’ll never park like that” and made better use of the space by creating a utility room and workout/hobby/dog room. There’s even a dog door that goes to the exterior.

Speaking of exterior, this home has a wraparound backyard with multiple seating areas, a water feature, and even a nice little corridor off the breakfast nook so when it’s breezy, you won’t get blown away. Except by this house. Because it’s fantastic.

Denise Larmeu of Ebby Halliday has listed 2239 Pecan Grove for $630,000 and she’s holding it open Sunday, January 8 from 2 to 4 p.m.
