Farmersville is the home of war hero Audie Murphy, the onion capital of the state, and a best-kept secret when it comes to affordable housing.
This Weekend One Hundred selection at 1402 Pecan Creek Drive in Farmersville has four bedrooms and two bathrooms with numerous updates.
And it wouldn’t be Farmersville without an actual barn door in the master closet.
The 1,559-square foot home is adjacent to a creek and greenbelt area on the quiet end of the street just a two-minute drive from Lake Lavon.
“This is the most outstanding value and a meticulously maintained home,” said Realtor Lisa Flaggert of Coldwell Banker Apex.
All the goods
Now, maybe you don’t get the Highland Park address or a guest spot on “The Real Housewives of Dallas,” but the new owner of this Pecan Creek beauty gets country living that doesn’t break the bank.
The residents will be able to hop on Highway 380 or 78 to go to the city – or they can enjoy the great restaurants and shops on the downtown square. An Audie Murphy Day parade is held each year, and the city’s Old Time Saturday festival is the first weekend of October.
Hardwood and slate floors are featured throughout the home. Upgrades include a 2014 roof, gutters, fence, window screens, exterior pergola, cedar mantle, light fixtures, and wood blinds. A 2017 water heater and 2018 shed or workshop is also included.
Farmers fight
It should come as no surprise that this quaint Texas town is the home of the fightin’ Farmers.
Children in the home will go to Farmersville ISD schools, including Tatum Elementary, Farmersville Intermediate, Farmersville Junior High, or Farmersville High School.
The Collin County district scored an A – or 90 out of 100 – from Txschools.gov. Farmersville High School followed suit with a B overall, an A in student achievement, and B’s in school progress and closing the gaps. Tatum Elementary (pre-K and first grade) scored a B but was not rated in other overall performance details.
The intermediate school, which serves second through fifth grades, racked up a grade of B across the board. Farmersville Junior High, designated for students in sixth, seventh and eighth grades, did the same.
Lisa Flaggert of Coldwell Banker Apex is listing 1402 Pecan Creek Drive for $198,000.
