This Richardson House Gives You a Front-Row Seat to The Cottonwood Arts Festival

Is it time to extoll the values of Richardson once again? It sure is. It’s the best, you guys. Solid central location, great activities such as the Cottonwood Arts Festival, the easiest access to Dallas, and as Keller Williams Heather Kobs pointed out, it’s 15 minutes to NorthPark Centre.

Kobs lives in Richardson, I live in Richardson, and this house is in Richardson. What more could you want?

It’s a crazy cute three-bedroom, two-bathroom house with a formidable primary bedroom. That’s right, it’s FORMIDABLE. Kobs said she’s pretty sure this used to be a four-bedroom, but with the bedroom merge, a mega-primary came to be. There’s room for a complete bedroom suite and then an additional side area to create a reading nook, home office-ette, or personal yoga space.

Walk to The Cottonwood Arts Festival

At the end of the neighborhood, there’s a way cool park with a pond and paved walking trails plus a community pool. It’s also the spot of the Cottonwood Arts Festival coming up on October 7-8. You can walk, buy art, eat snacks, head home, and head back if you want because parking isn’t your problem. Also, for real, one more reason to love Richardson — arts, culture, festivals, concerts, great restaurants, and parks on parks on parks.

Now, about this house. It’s cute! It’s been updated! The lot is substantial — huge front yard and large pie-shaped backyard. Killer curb appeal, low-maintenance landscaping, and the sunniest yellow front door.

The inside is open where living, dining, and kitchen all flow together. There’s a breakfast bar and dining area, the bedrooms are all a great size. It’s an efficient little house that’s good to go. Mechanical has been taken care of, newer HVAC, windows have been replaced, and appliances have also been updated.

A Great Richardson Location

I think what really sets it apart though is the location. It’s so close to North Central Expressway but not close enough to hear the traffic. Aside from that, it’s the chance to walk to the end of your street every evening — never crossing a major road — and have the opportunity to take in a sunset at a pond with real-deal ducks. Maybe grab a sunrise, too, if that’s your thing. Not so much mine. Need coffee. Send help.

Across Belt Line Road there’s a restaurant and retail center that has Lockwood Distillery with a signature Hibiscus Vodka, Greenville Avenue Pizza Company, Monkey King, Lizzy Bee’s, a super cute flower shop, and good ol’ Communion community workspace and coffee shop. On your side of Belt Line, there are plenty of restaurants (HAYSTACK!) and a Party City so you can get your balloon bouquet on.
