Oh, hey, Garland, just sitting over there slightly north and east of Dallas, hiding this little gingerbread house like it’s no big deal. And it’s on almost a half an acre. It’s truly an incredible lot with flagstone, trees, a wraparound driveway, and loads of greenspace.

I love the way Keller Williams’ Brandon Watkins says this, so much so that I’m just going to rip the quote right out of the description: “Needs some TLC to bring it back to its former glory, and this home is worth it!”

Isn’t that refreshing? Like “not bring your design ideas” but “restore this home to its former glory.” Because it is glorious. It’s a single-owner home that was custom built for the family. Watkins said during construction the grandfather (original owner) would go over and inspect construction and if there was a knot in the wood, he’d “kick it out.” That level of attention to detail and care in construction isn’t something you can always find. This is a home that was dearly loved by the family that was raised in it, and the next generation enjoyed it, too.

Watkins said he’s friends with the grandson and remembers going over there in high school. He loved the house then and he loves it now.

Character And Details

There’s so much character in this almost 2,500-square-foot home. So many details that you literally will not find anywhere else.

It is a two-story with two bedrooms up and one of the bedrooms is huge with a built-in bed nook. Yes, a built-in bed nook! That room is actually so big it could be a game room. There’s a built-in bench up there, too.

And there’s another built-in bench in the kitchen for instant seating. And then there’s the brick floor in the kitchen. And the flagstone! It’s inside (entryway) and outside (incredible rambling patio). There are custom cabinets, rugged wood beams, and decorative accents added to one of the two fireplaces.

There’s a stained glass inset in the front door and a stained-glass pendant inside. There are cute, curved shutters on the exterior and the cutest arched door leading to the backyard.

It’s an amazing house and one that would be so fun to restore. And seriously, you cannot beat the price.

Watkins has 220 W. Rio Grande listed for $330,000.
