These North Texas Counties Aren’t the Cheapest for New Construction Value, Report Finds

Construction Coverage ranks Collin and Denton counties tops in Texas in average new construction value.

Collin and Denton counties are tops in Texas, and maybe in not such a good way.

The ever-developing counties are the most expensive in Texas when it comes to average new construction value, according to a report by Construction Coverage.

Researchers crunched numbers from the U.S. Census Bureau’s Building Permits Survey (2021), the most recent data available. The average permit value per unit authorized was determined and ranked by county from large, midsize, small, all counties, and nationally.

Among the nation’s 87 large counties (750,000 or more residents), Collin County’s average new construction value was $251,424 per home or apartment, ranking the county the most expensive in Texas. Denton County was right behind and 26th nationally with a $249,413 value.

Of the top 26, Collin and Denton had the most total units authorized with 17,140 and 11,575.
Single-family homes made up 78.7 percent of the new residential construction permitted in Collin and 78.4 percent of the new housing authorized in Denton County.

Among all U.S. counties, Collin and Denton were ranked 88th and 90th.

Tarrant County ranked 65th with a $190,620 average new construction value.

Dallas County has the 15th-lowest average new construction value at $171,161, compared to $218,791 per unit nationally. Single-family units made up 41.1 percent of the total in Dallas County compared to 64.2 percent of the units nationwide.

Report review: In describing its methodology, Construction Coverage noted that the value of the building permit does not reflect the ultimate market value of the unit, but rather the total value of all construction work for which the permit is issued.
