Dallas real estate never ceases to amaze. And this week, we have a pair of hot properties that will have you floored. One just saw a $100,000 price cut. The other is the handiwork of architect Hal Yoakum. Even better? Susan Melnick with Dave Perry-Miller is dishing all the dirt on both, in this week’s Splurge vs. Steal.

Splurge: Dallas Craftsman Blocks From Bishop Arts For $650K

Don’t sleep on this one folks! Our splurge just took a $100,000 price cut and is ready to sell. And the three-bedroom, three-full-and-one-half-bathroom home has a lot going for it.

Primely Sited In South Dallas, Boasting High Design

First, it sits just a few short blocks from Bishop Arts. Second, it’s pier and beam construction with a fantastic layout wrapped in designer touches. Lastly, it features a massive outdoor patio and a backyard that’s perfect for fall entertaining.

Countless Upgrades In This Dallas Find, Including Two Masters And Smart Home Tech

Oh it has all the other upgrades too, including a commercial-grade kitchen with double ovens and a gas range, plus two master suites, smart home features, and so much more.

Energy Efficient And Structurally Sound

Melnick says, “This is an amazingly energy efficient house. It lies on the outer edge of Bishop Arts. With that said, it has structural elements usually reserved for much more expensive homes. The pier and beam foundation just to start, is a much more expensive type of foundation than slab. And check out the hot water heaters! Storage abounds. And all of this captured in a Prairie style home with gorgeous front porch.”

It’s What You Can’t See That Seals The Deal

Even the builder got in on the action to give us the nuts and bolts of what makes this home a great Dallas deal. “The piers are 12-inch diameter reinforced concrete with custom designed steel column heads that lock the wood structure to the concrete foundation – securing the structure on its foundation. All exterior walls are 2X6 framing and insulation,” he says.

“The bottom side of the ground floor and the entire attic are insulated with blown in foam insulation to seal and quiet sound transmission. The entire outer wall of the master suite is insulated for sound from the rest of the ground floor. Hot water is provided by two gas fired tankless water heaters that are over 90 percent efficient. The air-conditioning system is 21 SEER. Every room has a solid black walnut and hickory border, designed into the hardwood flooring. All floors are decked with inch and a quarter-tongue and groove decking.”

Clearly at 339 W. Brooklyn Avenue, every detail is accounted for. Be sure to add this one to your shortlist!

Susan Melnick with Dave Perry-Miller Park Cities has listed 339 W. Brooklyn Avenue for $650,000.

Steal: North Wynnewood Georgian By Architect Hal Yoakum For $550K

Now onto our steal! This three-bedroom, two-full-and-one-half-bathroom beauty is equally special. It sits on a gracious mature lot with tons of curb appeal, and according to Melnick, had 12 showings in two days!

“Russell and Rachael Bryce purchased this home several years ago. It’s one of the few Georgian style homes in North Oak Cliff,” she says. “They believe it to be one of the first homes built in North Wynnewood.”

Original Architectural Details Abound

We love the home’s stunning first impression with its classic brick facade and shutters met by a darling front porch. Once inside, the 2,655-square-foot layout feels just right, thanks to wide doorways and ample windows filling the home with natural light. And there’s nothing cookie-cutter here. Each room affords a number of fun surprises and period details that blend effortlessly with modern-day upgrades.

“It has original wood floors, a formal entry, and lots of interesting architectural features throughout,” adds Melnick. “This includes gorgeous architecture, dental moldings, and a beautifully landscaped backyard with gardens galore.”

Enchant And Delight Amidst Lavish Gardens

“Rachael grew up on a farm and has painstakingly added luscious gardens while living there,” she tells us. “The outdoor space is truly as magical as the inside. Rachael had the primary bath renovated to include beautiful white tile, a clawfoot tub, even a crystal light fixture. They believe the home was designed by Hal Yoakum and modeled after a house in Tennessee. It sits on an oversized lot across from a greenbelt.”

fb06ab500f36a3c659140b90817ecb48l-m1867253817od-w1024_h768

Indeed, the outdoor spaces are a thing of beauty. There are plenty of enchanting areas to discover, with multiple patios, an expansive wood deck, and lush plantings. A towering stone fireplace anchors it all.
