Close to many of the best private schools in the city, Northwest Dallas offers some seriously hot real estate. Many older houses are being flipped or torn down and the new variety makes for some real eye candy.

In this week’s Splurge vs Steal, we’re headed to Northwest Dallas to look at two marvelous properties, each on larger lots. Which one is your favorite?

Find elegance and a sophisticated aesthetic in the newly constructed home at 4539 Irvin Simmons Dr., sitting on a corner lot near Royal Lane and Welch Road. Its stately curb appeal hints at what’s inside, with five bedrooms, five full bathrooms, three half baths, three living areas, two dining areas, and office, and 6,409 square feet on two stories, sitting on 0.51 acres.

Drive up to the gated motor court, leading to a three-car garage in back. Inside, a double-height entryway is flanked by formal dining with a butler’s pantry and private study with a wall of built-ins. Throughout the house, find Pella windows, hardwood floors, wood accents, and luxe finishes. In the kitchen, there are marble countertops, an oversized island with breakfast bar, farm sink, tall cabinets with extensive storage, and Thermador appliances, including dual dishwashers and full-size built-in refrigerator-freezer. This overlooks the family room with a fireplace, beamed ceiling, and built-ins. The downstairs master suite has an enormous marble bathroom and dual custom closets, soaker tub, and large walk-in shower. One other ensuite bedroom is downstairs with three more up, along with a game room. In back, there is a covered outdoor living area with fireplace and plenty of room for a swimming pool.

This home was listed Aug. 6 by Richard Graziano with Allie Beth Allman & Assoc. for $2.595 million.

The curb appeal delights with new low-E windows, mature trees, an a contemporary front door. Inside, there is now an open floorplan with lots of natural light, hardwood floors, sleek finishes, and contemporary light fixtures. The high-end kitchen is custom designed and imported from Spain with professional-grade appliances, quartz countertops, an island, and breakfast bar. The master’s ensuite bathroom has designer tile work, a soaker tub, dual sinks, and a frameless glass shower. In back, there is a swimming pool, privacy fence, new deck and stamped patio, electric gate. The roof is one-year old.

This home was listed Aug. 6 by Anna Kemp with Posh Property Advisers for $839,000.
