Ryan Place is a storied, family-friendly neighborhood three miles south of downtown Fort Worth, located in the Near Southside area.

Established in 1911, Ryan Place today is a thriving neighborhood with an annual Easter egg hunt, Fourth of July parade, back-to-school pool party, “Boo on the Boulevard” celebration, and a candlelight Christmas evening.

With close proximity to downtown and the Medical District, and a vibrant mix of house styles and sizes, Ryan Place is one of Fort Worth’s most desirable neighborhoods.

Today’s Tuesday Two Hundred is a marvelous example of the kind of historic beauties located in the area. The Ryan Place cottage at 3028 6th Ave. was built in 1946, and has darling curb appeal, with colorful, mature landscaping and a charmingly maintained exterior.

That light blue front door opens directly into the living room, which measures 21-by-13, and the house’s exterior color palette extends inside—look at that lovely room, with the blue-and-white rug, warm gray paint, neutral furniture, and crisp white accents, like the mantel on the wood-burning fireplace.

Both bedrooms feel clean and bright, although the massive four-poster bed dwarfs the master bedroom. But, at least we know the space accommodates a a king-sized bed.

The one bathroom in the main house is super cute—I love the sink and window covering. With those elements and the light-blue paint, the bathroom has a charming cottage that matches the entire house.

The separate guest quarters offer an additional 271 square feet and a second bathroom to the property, and could be used as a home office, craft space, or teenager headquarters.
