Any real estate agent will tell you that the top three most important things in a house are “location, location, location” in that order. And sure, this Caruth Meadows ranch on East University has a location that many buyers dream about. But it is so much more than that.

What stands out about 6335 E. University has a lot to do with the renovation. It’s just plain flawless.

“Not all renovations are created equal, and as a home staging company, we’re sometimes called in to ‘fix’ a challenge that could have been avoided prior to listing had the reno been thought out carefully prior to opening walls willy nilly,” said Karen Otto of Homestar Staging. “With a Kettering Ideas project, that’s never the case!”

Otto is the person responsible for the magazine-worthy interior decor of this incredible listing from Jacqui Bloomquist of Coldwell Banker Apex Realtors.  Otto already had a great base to work with, as Bloomquist notes that this home is practically brand new.

“This wonderful home has all new electrical wiring, panel, and breakers, new plumbing fixtures, all new windows, new fence, new gorgeous nail down white oak hardwoods, all new cabinets, trim and doors, new stainless appliances and black leathered granite in the kitchen with a maple butcher block top for the island,” said Bloomquist. Additionally, there’s a gas log fireplace, a reclaimed wood mantle, and tons of shiplap and reclaimed barn wood — sure to delight the Fixer Upper fans. And Bloomquist has listed this stellar one-story at a price that really speaks to the renovation — $685,000.

Of course, when staging this four-bedroom, two-and-a-half-bath, 2,483-square-foot home, you have to be mindful of the space and finish-out. Not any random furnishings will do.

“With its Modern Farmhouse feel, we incorporated some rustic farmhouse character into it with one-of a kind pieces,” Otto said. “There is a vintage English chitting tray on the coffee table and a rusty “EAST” street sign (for East University!) found at various trade days in North and East Texas that were perfect complements.”

Otto’s attention to detail and Kettering Ideas’ stellar workmanship is so obvious in these fantastic photos from Lance Selgo of Unique Exposure Photography. I found myself wanting to buy some of these adorable pieces right out of the photographs! Apparently, that’s not at all uncommon.

“We want the home to be memorable to the buyers previewing without the ‘stuff’ being central to their feelings about it,” Otto said. “Our methods are to help inspire and motivate buyers to want to actually buy that house and although the furnishings and décor help on that front, it’s not the stuff that stays and the showcasing the house is always our primary focus (although we may sell pieces here and there!).”

Are you in love with 6335 E. University as much as I am? Don’t trust your screen, and see it in person tomorrow, March 11, from 1 to 3  p.m. at the open house.
