Greenbelt Lochwood Home Allures with Great Character, Updated Kitchen-Baths

If you’re looking for an East Dallas neighborhood that sits at the intersection of urban and outdoorsy, Lochwood is your ticket. Houses here fly on and off the market for a reason: people love the neighborhood!

Lochwood is situated a few miles east of White Rock Lake, about a 15-minute drive from downtown and a hop, skip, and jump to LBJ Freeway. So why is the area so beloved? Think lush greenbelts, arching shade trees, a variety of wildlife, wooded areas, hiking trails, and creeks. And don’t forget the 12.3-acre neighborhood park with two tennis courts, a basketball court, picnic tables, baseball diamond, trails, swimming pool, and a new playground. There’s also proximity to the lake, Dallas Arboretum, and a host of restaurants and bars.

Our Thursday Three Hundred at 11359 Gatewood Pl. sits near East Northwest Highway and Jupiter Road on a 0.33-acre cul-de-sac creek lot with the backyard overlooking a verdurous greenbelt. It has three bedrooms, two bathrooms, two living areas, two dining areas, and 1,657 square feet on one story, built in 1960. Let’s take a look!

Here’s how the Lochwood Neighborhood Association describes the area:

Lochwood features many different home styles, mostly consisting of one-story cottages, ranch-style, and midcentury modern homes. Most homes in the neighborhood have hardwood floors and pier-and-beam foundations…[and] are one-story with 3-4 bedrooms and have at least 2-3 baths. The average home in Lochwood was built in the early 1960s. Generally speaking, Lochwood is not a neighborhood where it’s common to see new homes built where old ones were razed. For the most part, older homes in Lochwood are often remodeled as opposed to torn down, which has helped preserve the neighborhood’s unique original charm and character.

The curb appeal on this house needs no improvement and hints at the character that carries throughout the home, married to quite a few updates. Some behind-the-scenes improvements include new windows, deck, LED lighting, water heater, and plumbing, as well as updated HVAC and electrical. Those gorgeous hardwoods are also newly refinished.

I love that they opened up the floorplan and kept the original brick of the living room fireplace unpainted. That room is open to the kitchen, which looks modern with white Shaker-style cabinets, farmhouse sink, granite countertops, white subway tile backsplash, and stainless steel appliances, including a gas range. The nearby dining room has two walls of windows overlooking the greenbelt backyard.

Bedrooms are cozy with hardwood floors and both bathrooms are updated.

This Lochwood home was listed four days ago by Joe Iley with Mission Real Estate Group for $369,000. Nine nearby comps range hugely from $228,000 to $380,000, with the median at $244,900. The median price per square foot of those comps is $201; this house rings in at $222 per square foot.

So is this ambitious pricing? In my opinion, yes. But outrageous? Nope. Like the higher-priced comps in the neighborhood, this Lochwood home is beautifully updated, full of character, and move-in ready. What do you think? Leave us a comment!
