Summer sale, you ask? I could have so easily written a yet-another-bidding-war-sold-after-24-hours-on-the-market story.

That is still happening. And the trajectory of Fort Worth home prices is still upward. But trolling around the internet I noticed something rather interesting.

Price cuts.

That’s right. You heard me. Whether sellers are having difficulty landing on the right price in this red hot market, have gotten a little greedy, or have just gotten spoiled and used to a quick sale, some rather nice properties — including one we have just covered — have been repriced.

And the cuts are not insubstantial. We’re talking $100K or more. I’m not ready to declare a trend, but perhaps we are beginning to see the beginnings of a real estate market crest. These cuts are not neighborhood specific either. A cursory search turned up two in the hot Near Southside and two Westside listings.

Look familiar? It should. This will be the fourth time Daltxrealestate.com has featured this winsome Palladian bungalow within multiple contexts.

The first time was in 2014 when it was on the Fairmount Home Tour. The second time was in 2017 when it was among houses joining the Fairmount 500K Club. The last time was late May when it hit the market at $995,000.

I could happily extoll this little beauty’s virtues for the fourth time. It’s a creative deployment and adaptation of classical ornament. It’s preservation of original interior elements. And it’s a choice situation within Fairmount. But the house speaks eloquently for itself.

We’re not quite sure what to make of the odd ceiling slats, which I suppose are intended to define the living area. They are a surface accretion easily removed. Concentrate instead on the high-end cabinetry and sexy backsplash in the kitchen.

Another odd ceiling awaits you in the principal bedroom. It is, in fact, a double tray ceiling with rather underwhelming beams embedded within the top tray. Again, concentrate on the quality of materials — in this case, the exceptionally wide plank hardwood floors.

And have a good gander at the luxurious material choices in the adjacent bath. Extra-large slab marble floors, gorgeous marble hex wall tiles with brass detail, and an elegant little free-standing slipper tub in its own niche overlooked by a window.

The next feature in our summer sale is a 4,100-square-foot, four-bedroom, five-bath house in perpetually desirable Monticello. Described as “traditional” in the listing, I would more accurately peg this 2014 build as a “user-friendly open concept.” Ceilings soar to double height and I am rather warm to the way in which the winding stairway has been presented.

The primary suite is on the first floor with its own private patio access and — wait for it — a triple tray ceiling. Is this a trend? The spacious attached bath has a soaking tub, rainfall shower with multiple heads, and a custom walk-in closet.

I’ve saved the best for last in our summer sale quest.

Well, I confess to being deeply biased. This listing at 2412 6th Avenue is on one of my dog-walking paths in my beloved Ryan Place. The quasi-Tudor, quasi-Prarie style house built in 1920 has a solid dignity that is hard to resist. It has three bedrooms and five baths and over 3,600 square feet of living space — a figure that can’t possibly include the vast finished basement, which is the last word in a man cave.

There are so many special spaces, many claimed from old sleeping porches, which offer peaceful moments of isolated reflection. It has been faithfully maintained and traditionally furnished, but I can easily imagine this centenarian welcoming a young family and modern furnishings.

In addition to the finished basement and attic, there is an over-garage apartment offering rental income potential.

On a personal note, I am polishing off this Fort Worth Friday over Godthab, Greenland, judging from the inevitable turbulence. I will be in France for the next two weeks so I will be painfully absent from the Fort Worth real estate scene. I may check in if I find something absorbing and likely un-real estate-related, to write about. I hope anyone with the ability and desire to travel can satisfy their post-COVID pent-up demand, to voyage to their own personal idea of paradise.
