Pet-Centric Luxury Apartments in Grapevine and Garland Cater to a Dog’s Life

Can dogs and cats truly live together in harmony? Well, they can be neighbors for sure.

This week, Fidus Pet Concierge Communities announced its first and only pet-centric luxury multifamily apartment communities in Dallas-Fort Worth.

Cross Creek at Grapevine Ranch in Grapevine and Equinox on the Park in Garland are the two Class A apartment communities now in operation. Fidus has plans to open a third Dallas-area property and acquire four to six more properties over the next two years.

In a release, Steve Bardack, founder and principal of Fidus Pet Concierge Communities, said that the need for such a residential option accelerated during the pandemic.

“Now, as employees return to the office, their animals are being left behind, creating separation anxiety for both the owners and their pets,” Bardack said.

“Recognizing the need for hands-on pet care in apartment buildings, Fidus Pet Concierge Communities addresses the pain points associated with pet ownership and can also be a solution for companies looking to relocate new talent with dogs in tow.”

Dogs and cats are welcome, although dogs might get the most out of these new concept communities. Fidus incorporates dog-focused features and technology within each garden-style apartment. (Sorry, no pot-bellied pigs or ferrets are allowed).

Apartments range from 750 to 1,163 square feet with rent ranging from $1,550 to $2,500 per month. Apartments include a doggy door that leads directly to either a private fenced yard or a dog-safe balcony/patio with a porch relief system.

Residents can have up to three dogs. Fidus Pet Concierge Communities do not have breed or weight restrictions. Instead, the new resident application process includes in-person temperament tests for each dog. Aggressive dogs are not permitted, regardless of breed or size.

The properties also feature canine-focused amenities and an array of on-site pet services and social events.

The on-demand dog nanny services allow residents to ensure their pet is cared for when they can’t be at home, whether planned or unplanned.

Here are the cool tech features:

  • Treat dispensers with artificial intelligence capabilities that will alert residents via text if their dog is barking or in distress.
  • Nest thermostats for remote temperature management, ensuring pets stay cool and comfortable all day.
  • Three cameras in each apartment so residents can monitor their pets both indoors and outdoors.
  • A mobile app that enables residents to conveniently book pet care services on demand, chat with a pet concierge, schedule pick-up/drop-off services, and access webcams to take a peek at their pet at doggy daycare.
  • One feature that can’t be beaten: DNA-based testing to identify pet waste offenders. An offense can lead to lease violation fines.

Fidus also maintains 64 active partnerships with local rescues, shelters, and foster networks. These partners benefit from the Fidus Give Back Program. For every confirmed lease that results from a partner referral, the resident receives $50 off their registration fee and the participating shelter or rescue is given a $200 donation.

The Fidus Foster Program works directly with residents and partner rescues and shelters to help dogs find temporary foster care with Fidus residents.

Fidus has partnered with Dallas-based Cypress Equity Investments to develop the communities for dog owners who are a rapidly growing segment of today’s multifamily residential populations.

“With these renters in mind, Fidus Pet Concierge Communities were intentionally designed to support active, independent, and spontaneous lifestyles for both residents and their dogs — thanks to each property’s canine-specific apartment features, building-wide amenities, and onsite services, all of which help facilitate peace of mind,” Sorochinsky said in a release.

Residents will also have access to an array of conveniences afforded by the Fidus Care Center, an on-site pet concierge.
