When Dallas City Center Realtor Britt Lopez sent me a link to her newest Hollywood Heights listing, I knew we had to have it on the blog because it was absolutely love at first sight.

Ya’ll already know that I’m not the craziest about Tudors. They’re cute, but a lot of times they fall into two categories: Mostly original with claustrophobic rooms or completely gutted into something completely unrecognizable from its former self.

This home, though … I was speechless. If you know me, that’s a feat in and of itself because I rarely shut up. It’s a Tudor on one of the cutest streets in Hollywood Heights and has the perfect combination of original details and smart, timeless updates that you’ll just swoon.

I love that the original brick-and-stone facade has been preserved, and thanks to smart landscaping and annuals that add pops of color, this home has outstanding curb appeal. The arched plate-glass windows in the sunroom are just divine and add so much character, and the front door, which is also arched, is just pristine.

Let’s go ahead and get this out of the way, because I don’t think I can hold it in much longer: LOOK AT THAT FABULOUS ROOKWOOD FIREPLACE! I am so, so, so, so, so grateful that the owners of this home didn’t commit the cardinal sin of removing the original Rookwood Pottery tiles and painting over the beautiful brick surround. It would be an absolute crime! The sconces and niche are just absolutely perfect, too.

But the biggest deal is that that original detail looks perfect with a modern sectional sofa and industrial-chic coffee table. You don’t need to eviscerate a home to update it, truly. Just look at how Transitional and accessible this room is with perfect decor, neutral paint, and plantation shutters.

The living room connects to the sunroom, which was likely a sleeping porch at one time but has since been enclosed. It has an exposed brick wall with a built-in bookshelf likely where a window once was. It’s a brilliant idea to add living space to the home and still create a cozy atmosphere.

Now, if you’re not already sold, consider that this home at 811 Monte Vista has original hardwood floors, a great floorplan with three bedrooms, two full baths (!), and almost 1,900 square feet. There’s a lovely dining room with the most fabulous chandelier that is perfect for intimate dinners.

The eat-in kitchen is completely updated with Caesarstone counters, marble and glass tile on the backsplash, and Kitchen Aid stainless steel appliances, while the butler’s pantry features original stained glass in the cabinet doors. There’s a built-in wine refrigerator and Miele coffee system just outside the back door, which is outstanding for hosting gatherings this summer.

There is fresh paint, beautiful light fixtures, and a covered back porch from which you can admire the lovely, manicured backyard. And then, of course, is the fact that it’s inside the Lakewood Elementary attendance area. It’s on the market for $524,000, which comes out to a little more than $277 per square foot.

Look at the gorgeous comgination of glass, marble, stone, and beveled tile! That shower is so big I don’t even mind that there’s no bathtub, and that’s usually something I just cannot give up. In the bedroom, I just adore the drum pendants, which free up surface space on the nightstands without sacrificing light. Of course, this does limit the configurations, and it would be difficult to put in a king-sized bed, but I don’t even care!

While the two other bedrooms are great and all (one is being used as an office right now), and the second full bath is really cute with an antique commode used for a vanity base and all that subway tile, I really just love the backyard. What do you think?
