410-S.-Windomere-Study

This is one of those properties that is fit for a dreamer, an artist, or a very smart businessperson. This is a property that is reeks of opportunity, y’all. Are you creative? Do you want a unique home or investment opportunity? Do you want to enliven part of a community that’s fallen by the wayside in a truly innovative way? Well, Dallas City Center Realtor Christina Bristow has just the listing for you.

The big question is, when was the last time you went to church? Because that’s where we’re going! Jump for the details!

410-S.-Windomere

Formerly the sanctuary for El Buen Samaritano (The Good Samaritan) United Methodist Church, this property is zoned commercial but has an interesting living space, too. At 410 S. Windomere you’ll find a beautiful, understated church built in 1929 on the corner of Windomere and 12th street with a sanctuary that has soaring ceilings up to 20 feet high, 8,800 square feet of space, and a finished out residential side. It’s zoned for commercial use, but if you’re willing to work with the city and the neighborhood, it could be something fantastic.

Here’s the catch: It’s inside Winnetka Heights, which is one of North Oak Cliff’s largest and most active historic preservation districts. Changing the zoning to something like multifamily, or single family, might be a slog. Still, this property would easily support those uses if you wanted to convert this church into condos, or make it into a stunning single-family home like this architect did in the Netherlands. Or it could make a great live/work area for an artist, or an art incubator for someone considering leasing space inside the building.

“The original part of the church is really stunning, with stained glass windows, brick and plaster walls, and all the original light fixtures, plus pews and an altar area” Bristow said.

“The downstairs basement has a full kitchen and 8 office spaces, and a central mezzanine. This would be a great art incubator area and you could possibly have small art shows in the mezzanine area,” she added.

There’s an entire rear portion of the church, which was added in the 1940s. It’s been converted to a living space with a Roman bath and flex space for three bedrooms or two bedrooms and a study. This all sits on a triple lot in one of the most coveted neighborhoods in North Oak Cliff.

Here’s the great part: It’s listed for only $325,000. You guys, that’s a steal! What an amazing price for such a cool property! Go ahead and daydream with us. What would you do with this cool listing? Tell us in the comments!
