We had some chits and some chats with listing agent Sam Saladino about his approach and it all came down to one simple phrase – get engaged. Realtors, obviously, but clients, too.

So how do you get a house looking as this good? Just follow these five principles.
- COHESION – If there are a lot of completing colors or several different themes, streamline. White it out with a neutral paint that works in every room. Saladino said, make the style “easy to understand.” What a legit lightbulb moment.
- EDIT – You can absolutely stage a home and rent all the furniture in the world, but one of Saladino’s specialties is working with what you have. Pair back, simplify and let the space shine. (Not the stuff in it.)
- UPDATE – Small projects like swapping out a backsplash can make a big difference. If you have the ability, do a few modest updates. It’s worth it.
- DO THE WORK UP FRONT – A solid Realtor can walk through a house and tell you where you’ll get “dinged” so why not get it right before you ever hit the market? Saladino rightfully pointed out it’s absolutely worth it to take your time getting listed instead of scrambling on the backend during the Option Period.
- KNOW YOUR STATS – Telling a Buyer to tweak this or that is never easy, but when you have the stats to back it up? It’s a whole lot easier. Saladino can rattle off several listings where doing the work upfront, painting, editing and staging helped a house sell in three to four days vs. what seemed like a lifetime.
