North Dallas Home Has Great Style at a Wonderful Price

So many people are discovering that, while year-over-year home price increases are great indicators of high demand and a hot market, it’s making many great neighborhoods in Dallas less affordable. Homes in Merriman Park and University Terrace are being priced in the $300K to $400K range, and occasionally in the $500K range. You can’t get a decent-sized family home in Lakewood for less than $600K it seems, and homes in Lake Highlands are so hot that they barely stand a chance on MLS. And if you want to live in the M Streets? Well, good luck with that.

But with increasing prices in the more highly sought-after Dallas neighborhoods, some other hidden gems have become discovered. Take, for instance, this lovely three-bedroom, three-and-a-half-bath traditional in Highlands North for $359,000. It’s a true North Dallas home, and it has tons of great features that make it attractive to families who are bummed to find out that they can only get a postage stamp with one bathroom in their preferred neighborhood for that price.

Sure, the price tag softens the blow, but really, 16311 Dalmalley Lane shines pretty bright regardless. This is one of those homes that is great for a busy family, with 2,736 square feet, and inside the Bowie Elementary attendance area. Not only that, but this home has had some lovely updates to it, and it has a super cute backyard with a pool!

“This home is so unique because it boasts so many contemporary features while also maintaining a traditional warmth,” said listing agent Aimee Bloom, a Nathan Grace Realtor. “In many of our neighborhoods in Far North Dallas, this is a difficult combination to find! It’s normally one or the other; a true traditional or very contemporary. To find a cozy contemporary with whimsical charm in our area truly makes this house one of kind!”

We have to agree! I love how this home looks very understated, almost neutral from the front. There’s no kitschy trim or turned posts like you might see in a 1977 traditional, and it’s definitely not one of the ubiquitous soft contemporaries you often see in the area. Instead, this brick home will have wide appeal thanks to its transitional decor and timeless exterior.

I do love the updates and fresh paint in this home, which still has tons of personality. Just look at the royal blue formal living room! Isn’t that fabulous? The kitchen has been upgraded, too, with stainless steel appliances and granite tile countertops. There’s a built-in wine refrigerator, too, and tons of cabinet space. It has a great view of the backyard from the sink, which is fantastic for watching the kids.

The master suite isn’t too shabby, either, and I kind of love the funky retro jacuzzi bathtub in the master bath. Of course, you get plenty of space and huge walk-in closets, too, and the master bedroom gets tons of light from the large wall of windows, which have stylish plantation shutters. Also not to be overlooked is the fantastic library in the master suite, which is perfect for someone who works from home!

“The house wraps around the pool in a u-shape so no matter where you are standing in the home, it has a very serene feel to it,” Bloom added. “It is an entertainers dream! A home in coveted Highlands North on the south side of Campbell that feeds into such desirable RISD schools at this price point is very hard to come by!”

And it is at a good price, too!
