W. Morphy Townhomes Fills Void in Market as Near Southside Grows Denser

You want numbers? Here are some numbers.

The 1,400-acre mixed-use district just south of downtown Fort Worth and north of the historic neighborhood of Fairmount, known as the Near Southside, is growing!

No, not in overall size, but with people who want to enjoy the urban live/work/play lifestyle that is becoming so popular in Fort Worth.

A recent study reports that over 30,000 people work in the Near Southside. Renowned hospitals, offices, retail, restaurants, and many small, locally-owned businesses along with budding residential projects combine to have a taxable value of nearly $730 million dollars.

In the last 20 years, over 2,000 multi-family dwellings have been built in the district. Apartments, townhomes, and condominiums are sprouting all over the area, but there is still a need for more.

I told you I was going to give you numbers.

Modern Townhome Development, And More to Come

Recently, a total of six attached, three-story townhomes were completed at the intersection of S. Jennings Avenue and W. Morphy Street to help fulfill the need for more quality residential options for eager buyers.

This townhome is one of the group that is available for sale and it’s looking fantastic.

Developed and constructed by local Fort Worth company NEAT Project Group, the townhome is nearly 2,000 square feet with three bedrooms, two-and-one-half bathrooms, two laundry areas (bottom floor and top floor master suite) and a 300-square-foot finished rooftop deck with stellar downtown views.

Little Things Make A Difference

When touring the townhome, I immediately noticed a few details that gave me confidence that these were well-built and that there was actual thought in the details of the project.

If you’re like me then you probably hate flat wall paint. All production builders spray flat paint on the walls because it’s cheap, it goes on easily, and it doesn’t highlight nail pops, clumpy over-spray, wavy drywall, or an overall lackadaisical job of tape-bed-and-texture.

Ask any parent about wiping dirty walls which have been painted with flat paint and they’ll tell you how much they loathe the product.

Not in this townhome. Walls are painted with eggshell which looks good, is able to be cleaned, and is just one of those little details that many would overlook, but definitely adds to the value of the home.

Likewise, the flooring (including the stairs) are quarter-sawn white oak sand-and-finish hardwood planks throughout the home. What makes that so special? In a day and age where the majority of builders are using engineered wood floors or wood-looking vinyl, these floors are installed slat-by-slat and then sanded on-site and finally stained. A time-consuming and expensive method that looks amazing and makes this home “pop!”

Other details include 11-foot ceilings in the bedrooms, solid-core doors throughout the home, and luxury decorative hardware on cabinets and doors. Having two separate laundry areas in the home will certainly make Laundry Day much more enjoyable.

A need is being met. There will continue to be a need for quality housing options in the Near Southside in years to come with more anticipated demand and growth of the area. Hopefully more options like the J&M Townhomes will continue to be developed.
