I talked to a friend of mine the other day who lives in Merriman Park, and he was absolutely gushing about the home values in his neighborhood. He told me that I needed to see this house at 8031 Abramshire, which has undergone a bit of a transformation since it was first listed a couple of months ago. It’s now back on the market and the price for this East Dallas home may make your eyes pop a bit: $525,000.

That’s right: Here’s a three-bedroom, three-bath home with more than 3,100 square feet in the Alexanders Village area of Merriman Park listed for $168 per square foot. Just three years ago, this home was listed for $269,000. How’s that for appreciation?

True, there’s a lot of work that’s been done to this home since it was listed for $269,000. The living areas have been opened up and new hardwood floors have been put down, the kitchen was updated, and the master bath was completely overhauled. All of that work definitely shows, and makes this home much more attractive for families looking to live inside Richardson ISD.

However, there are some hang-ups, including the small backyard and dated sunroom. There’s a lot to love, too, including the large breakfast area, beautiful stainless steel appliances in the kitchen, the brick fireplace and coffered ceiling in the living room, and the finish-out in the master bath. I think the owners of this home took the whole “50 Shades of Grey” thing quite literally, too, as there seems to be an evolving palette of cool grays all over this home.

I like the fact that the original cabinetry was painted in the living room and breakfast area. This home, built in 1978, has sturdy fixtures that you just don’t find much anymore. They still look great with a coat of paint, too! In the kitchen, you’ll adore the custom cabinetry, granite countertops, double oven, marble island, and beautiful light fixtures.

My favorite thing about this home is the master suite, though. The bedroom is a good size — 16 x 19 — and feels open thanks to the large windows and tray ceiling. Of course, it’s the master bathroom that’s truly stunning. Double vanities, a beautiful free-standing bath tub, a separate shower with frameless glass door — it’s everything you could dream of in a master retreat!

Other bonuses to this home include the separate den — perfect for family movie night — and the sunroom, which is being used as an office. Both are great for entertaining and have a lot of character, though the flooring in the sunroom is dated.
