Las Colinas Mediterranean Townhome Offers Great Value, Access to Nearby Canal, Lake

The Dallas Cowboys may be bidding farewell to Las Colinas, but homebuyers can’t get enough of this master-planned community in Irving. It’s a clean, attractive suburb with more than 190 acres of parks and greenbelts, 17 miles of canal waterways, and 10 miles of riverside hiking and biking trails.

More than 33,000 call Las Colinas home, and the average house price in the community is $566,417, according to Realtor.com. That makes today’s Tuesday Two Hundred a real find: the townhome at 6822 Oeste Dr. is newly listed by Leslie Knutson at RE/MAX Premier Group for $275,000. The price-per-square-foot of $155 is less than the Las Colinas average of $167 per square foot, and this townhome has hardwood floors, stainless steel appliances, and granite countertops.

This Mediterranean-style property has stucco exterior walls, red roof tiles, and is part of the La Villita Townhomes. It has two bedrooms and 2.5 bathrooms on two stories in 1,772 square feet built in 2007 and is walking distance to the Lago de Claire and the Gran Via canal, a meandering waterway near jogging trails.

To the right is a formal dining room with the wide-plank, dark-colored hardwood floors that extend throughout most of the first floor.

Formal spaces are showing up less and less in home designs because modern lifestyles don’t call for them as much. I’ve seen homeowners use these types of rooms in less-than-traditional ways, like converting them into children’s play areas, home offices, craft areas, or media storage areas.

A short hallway leads to the kitchen, living room, and breakfast area, which are laid out as one large, open area with the hardwood floors and recessed lighting. The kitchen has stainless steel appliances, granite counters, stone tile backsplash, breakfast bar, and a gas cooktop. It feels spacious in here, with the floorplan and natural light, and the owners have staged it well to accentuate the square footage.

The living room, which measures 19-by-10, has three large windows and a recessed space for a TV armoire or entertainment system, as well a ceiling fan. This space leads out to a private patio.

The back of the first floor has a half bathroom, utility room measuring 6-by-5, and access to a two-car garage.

The ensuite bathroom has a walk-in glass shower, jetted tub, walk-in closet, and a double vanity.

The second bedroom measures 12-by-10 and has a big window for lots of natural light, and has access to the full bath nearby.

A big bonus for this townhome is the upstairs study, measuring 14 x 10. It has three Palladian windows and an arched ceiling for visual interest.
